Area Finance for our Pune Projects. Job Summary:The Senior Manager - Common Area Finance is responsible for overseeing financial operations related to the management and upkeep of common areas in residential and commercial properties developed by Gera Developments Private Limited.

The role demands expertise in financial planning, budget management, and reporting, with a focus on optimizing resource utilization, ensuring compliance with regulatory requirements, and maintaining high levels of transparency with stakeholders. The primary responsibility includes common area maintenance (CAM) billing and collection, ensuring accurate reporting, and acting as a cost controller for CAM expenses. Key Responsibilities:Financial Management:manage budgets for the maintenance and operations of common areas, including amenities, utilities, and infrastructure.

Monitor and control expenditures to ensure adherence to the approved budgets. Act as a cost controller to minimize unnecessary expenses related to CAM activities. Analyze financial data and provide insights to improve cost efficiency.

Revenue Management:Responsible for the collection and reconciliation of common area maintenance (CAM) charges from residents and commercial tenants. Ensure timely invoicing, expense statements, payment follow-ups, and resolution of payment discrepancies. Manage funds allocated to the corpus for common area maintenance.

Compliance and Reporting:Ensure compliance with statutory and regulatory requirements related to financial transactions and reporting. Prepare and present periodic financial reports, including profit and loss statements, balance sheets, and cash flow reports, to senior management. Conduct audits and implement corrective actions as necessary.

Stakeholder Collaboration:Coordinate with the Property Management team to forecast maintenance and repair costs and allocate budgets accordingly. Act as a point of contact for residents and tenants regarding financial queries related to common areas. Collaborate with external vendors and contractors to negotiate contracts and manage payments.

Process Improvement:Implement best practices and innovative solutions to streamline financial processes. Use financial software and tools to automate reporting and increase operational efficiency. Qualifications and Skills:Educational Qualifications:Bachelor's or master's degree in finance, Accounting, or a related field.

Professional certifications like CA, CMA, or MBA in Finance are preferred. Work Experience:Minimum of 5 years of relevant experience in financial management, preferably in real estate, property management, or related industries. Technical Skills:Proficiency in financial software (e.g., Tally, SAP, or Oracle) and advanced MS Excel skills.

Strong knowledge of Indian accounting standards, GST, TDS, and other financial regulations. Key Competencies:Excellent analytical and problem-solving skills. Strong interpersonal and communication skills to interact effectively with internal and external stakeholders.
