Role Overview

As a
Sales Manager (Direct Sales)
, you will lead the charge in
closing direct deals with end customers
— MSMEs, manufacturers, warehouse operators, and enterprises —
without using brokers or channel partners
. You will manage inbound and outbound leads, conduct site visits, and guide potential clients through the entire sales journey — from first touch to final registry.

This is a revenue-generating and high-impact leadership role best suited for
self-driven, aggressive closers
who understand real estate dynamics and can directly influence decision-makers.

Key Responsibilities

  • Direct Sales Ownership
    : Handle 100% of inbound/outbound leads without intermediaries; no channel partners involved.
  • Lead Conversion
    : Engage, nurture, and convert prospects generated via marketing, digital campaigns, exhibitions, and referrals.
  • Client Meetings & Site Visits
    : Host personalized walkthroughs, explain project USPs, and address customer queries.
  • Sales Closures
    : Negotiate pricing, assist in documentation, and ensure smooth handover post-sale.
  • Pipeline & Forecasting
    : Maintain accurate CRM records, daily reporting, and update leadership on sales funnel progress.
  • Market Feedback
    : Provide inputs to marketing and product teams to refine campaigns, pricing, and positioning.
  • Revenue Focus
    : Own and exceed monthly/quarterly sales targets with a focus on large-ticket industrial plot sales.

Qualifications & Skills

  • 5–10 years of proven sales experience
    , preferably in
    real estate, industrial parks, warehousing, or B2B land sales
    .
  • Demonstrated ability to
    convert direct leads
    — not via brokers or channel partners.
  • Strong command over
    negotiation, closing techniques, and relationship management
    .
  • Deep knowledge of
    industrial land sales, real estate compliance, subsidies, and project approvals
    is a plus.
  • Proficiency with CRM tools, Excel, and MS Office.
  • Excellent communication skills in
    English and Hindi
    .
