Sales Strategy & Targets

  • Define sales goals and quotas for projects/towers within the township.
  • Develop and execute sales plans monthly, quarterly, annual — to meet revenue targets.
  • Monitor sales metrics; forecast and track performance against targets.

Marketing Strategy & Branding

  • Plan marketing & promotional campaigns (online + offline) to generate leads and build the township's brand.
  • Oversee advertising, public relations, digital marketing, content, events.
  • Undertake market research and competitor analysis to refine positioning.

Lead Management & Conversion

  • Build and manage a lead pipeline; ensure leads are followed up and converted efficiently.
  • Align marketing and sales efforts to improve lead quality and conversion rate.
  • Manage CRM systems, ensure data accuracy, track customer journey.

Customer & Channel Management

  • Manage relationships with prospective customers, investors, brokers, and partners.
  • Develop channel / broker networks; incentivize them; monitor their performance.
  • Liaise with customers through site visits, negotiations, resolving issues.

Team Leadership & Development

  • Lead, train, coach, and motivate the sales & marketing team.
  • Set KPIs, conduct performance reviews, implement improvement actions.
  • Recruit staffing as needed; ensure proper team structure and roles.

Financials & Budgets

  • Prepare & manage budgets for sales & marketing activities; ensure ROI is tracked.
  • Manage pricing, offers, discounts, payment plans in coordination with finance.
  • Ensure timely collection of dues, coordinate with legal / finance for contract documentation.

Regulatory & Compliance

  • Ensure compliance with RERA, local municipal authorities, land approvals, environmental regulations etc.
  • Oversee legalities in sales contracts, documentation.

Reporting & Analytics

  • Prepare regular reports: sales forecasts, marketing campaign performance, pipeline status, churn, etc.
  • Use data to inform strategy adjustments.
  • Monitor market trends, demographics, customer feedback.
