About the Role

We're looking for a dynamic Assistant Manager – Retail Expansion to join our growing team

In this role, you'll be responsible for identifying, evaluating, and executing new retail store opportunities in alignment with our company's expansion strategy.

Key Responsibilities

Market Planning

Conduct detailed city and market studies to identify high-potential catchments for new store openings.

Develop micro-market maps and maintain a database of potential locations across cities.

Analyze demographic trends, brand presence, and market potential to support expansion strategy.

Site Evaluation

Carry out feasibility studies, footfall assessments, and competition benchmarking for shortlisted sites.

Prepare detailed site evaluation reports with commercial recommendations.

Deal Negotiation

Lead rental and commercial negotiations ensuring deals align with internal financial benchmarks.

Manage lease terms, deposits, and agreements with landlords and developers.

Approvals & Documentation

Prepare internal approval packs, business cases, and financial justifications for management review.

Coordinate with legal, finance, and operations for timely lease execution and compliance.

Portfolio Management

Track and manage the store portfolio including renewals, relocations, and terminations.

Evaluate store performance and suggest interventions to optimize returns.

Stakeholder Management

Build and maintain relationships with developers, brokers, mall leasing teams, and IPC partners.

Collaborate cross-functionally to ensure smooth alignment across design, operations, and expansion timelines.


Required Qualifications & Skills

Graduate / Postgraduate in Business Administration, Real Estate, or related field

6–10 years of experience in Retail Expansion, Real Estate, or Business Development

Proficiency in MS Excel and PowerPoint for analysis and presentations

Strong understanding of retail markets, property leasing, and financial feasibility assessments

Excellent communication, negotiation, and stakeholder management skills

Willingness to travel frequently for site visits and market studies
