Role & responsibilities

1. Leasing Strategy & Planning

  • Develop and execute annual and long-term leasing strategies aligned with mall positioning of premium and lifestyle mall.
  • Adhere/modify zoning plans, category mix, and brand curation to maximize footfall and dwell time.
  • Analyse market trends, competing malls, and emerging retail concepts.

2. Tenant Acquisition & Relationship Management

  • Identify and secure premium international and national brands across categories (fashion, F&B, entertainment, wellness, luxury).
  • Maintain strong relationships with brand principals, franchisees, brokers, and retail groups.
  • Lead negotiations on commercials including rentals, revenue share, deposits, fit-out timelines.

3. Revenue & Commercial Management

  • Deliver targeted occupancy %, rental income, and CAM recovery.
  • Structure leasing deals (vanilla, RMU/kiosks, anchor, mini-anchor, pop-ups).
  • Monitor lease renewals, escalations, and rental benchmarks.

4. Lease Administration & Compliance

  • Ensure timely execution of LOIs and lease agreements.
  • Coordinate with legal for contract terms and compliance.

6. Market Intelligence

  • Track new entrants, brand expansions, and shifting retail formats.
  • Benchmark rentals and categories against premium malls locally and regionally.

Preferred candidate profile

  • Bachelors degree: MBA preferred.
  • 812+ years of experience in retail real estate / mall leasing.
  • Proven track record in leasing for premium malls, airports, or mixed-use retail.

  • Luxury/lifestyle brands and global retail groups
  • Experience with pre-leasing for new mall launches
  • Knowledge of pop-ups, experiential retail, and F&B curation
