Job Title: Regional Head- Costing, Estimation & Budgeting

Department: CEBA

Location: Ahmedabad

Team Management: Yes

Key Responsibilities:

  1. Cost Estimation & Analysis

  2. Prepare detailed cost estimates for residential, commercial, and mixed-use real estate projects during conceptual, pre-tender, and post-tender stages.

  3. Analyze design drawings, specifications, and BOQs to determine material, labor, equipment, and subcontracting costs.
  4. Benchmark costs using historical data and market intelligence for accurate projections.

  5. Conduct value engineering exercises to optimize costs without compromising quality or timelines.

  6. Budgeting & Forecasting

  7. Prepare annual and project-specific budgets in collaboration with the Projects, Procurement, and Finance teams.

  8. Establish cost baselines and track budget variances throughout the project lifecycle.
  9. Assist management in financial forecasting, cash flow planning, and cost-to-complete analysis.

  10. Update budgets periodically based on design changes, scope revisions, or market fluctuations.

  11. Cost Control & Reporting

  12. Monitor and control project costs against approved budgets.

  13. Evaluate contractor and vendor claims, rate analyses, and cost justifications.
  14. Prepare and present periodic MIS reports on project cost performance, variance analysis, and financial risks.

  15. Ensure adherence to internal financial controls, company policies, and audit requirements.

  16. Coordination & Stakeholder Management

  17. Work closely with Project Management, Procurement, Design, Contracts, and Finance teams to ensure cost efficiency and transparency.

  18. Liaise with external consultants, contractors, and vendors for cost-related discussions and negotiations.
  19. Provide cost-related insights to management for strategic decision-making.

Key Skills & Competencies

  • Strong knowledge of real estate costing, quantity surveying, and budgeting principles.
  • Proficiency in MS Excel, costing software (e.g., Candy, CCS, CostX, or equivalent), and ERP systems (SAP/Oracle).
  • Excellent analytical, numerical, and problem-solving abilities.
  • Strong business acumen with attention to detail and accuracy.
  • Effective communication and stakeholder management skills.

Educational Qualification & Experience

  • Qualification: B.E./B.Tech in Civil Engineering (mandatory). MBA in Finance or PG in Quantity Surveying preferred.
  • Experience: 10+ years of relevant experience in costing, estimation, and budgeting within the real estate or construction industry.
  • Experience in both residential and commercial projects is desirable.
