Business Development Manager

The ideal candidate will be responsible for identifying and evaluating real estate opportunities through site visits, analysis, and research to ensure the best locations for the brand are secured.
Primary Responsibilities:
- Real Estate Site Selection and Analysis
- Manage metrics and criteria for site selection decisions (research analytics, financial performance, revenue prediction models)
- Identify franchise opportunities with multiple and cross-border landlords to achieve the best possible deal-making
- Manage external real estate resources for locating and evaluating potential sites, especially cross-border strategic landlords
- Work closely with key stakeholders (franchisees, retail, sales, store development teams) to ensure the right site selection, lease negotiation, and finalization
- Identify relocation opportunities in the region
- Renegotiate non-performing stores for rent reduction or closure terms
- Competitor and Market Analysis
- Lease Negotiations
- Present retail concepts to prospective landlords
- Evaluate existing store portfolios to drive rent reductions, recommend lease renewals, and terminations
- Negotiate store extension terms near expiration
- Manage lease administration
- Liaise with landlords, mall owners, and property dealers
- Prepare detailed budgets and financial reports for properties
- Develop vendors for effective real estate management
- Manage properties in the most efficient and profitable manner possible
- Evaluate and recommend changes to rent and pricing strategies
Requirements:
The ideal candidate should have skills in franchise development, real estate site selection, lease negotiations, and market analysis.
