
Development Manager

The role of a Development Manager is pivotal in overseeing the entire lifecycle of real estate development projects, from inception to delivery.
This entails managing timelines, budgets, and stakeholders to ensure successful, profitable, and timely project completion aligned with strategic objectives.
Responsibilities include planning and executing development activities, coordinating internal teams and external consultants, and ensuring compliance with regulatory requirements.
Additionally, the Development Manager must identify critical path activities, manage design development, obtain necessary approvals, and control costs throughout the project lifecycle.
The ideal candidate will have expertise in project management, strong leadership skills, and experience in real estate development or construction project management.
A Master's degree in Real Estate Development or a related field would be an asset, as well as PMP certification and familiarity with financial modeling and development feasibility studies.
Key Responsibilities:
- Project Planning & Management: Manage end-to-end development activities, prepare detailed project plans, and lead coordination of internal teams and external consultants.
- Design and Approvals: Manage design development, obtain necessary regulatory approvals, and ensure adherence to planning regulations and zoning requirements.
- Budgeting & Cost Control: Develop project budgets, monitor actual expenditures, and evaluate construction cost estimates and value engineering proposals.
- Construction Oversight: Liaise with construction teams, monitor progress and quality, and ensure health, safety, and environmental standards are upheld.
- Risk Management & Reporting: Identify project risks, develop mitigation strategies, and prepare regular progress, cost, and risk reports.
- Stakeholder and Vendor Management: Manage relationships with consultants, contractors, authorities, and community stakeholders, and coordinate with sales and marketing teams to align development with commercial goals.
