Procurement and Contract Leader

The role of Procurement and Contract Leader is a high-profile position within luxury real estate projects. This role demands exceptional negotiation skills, deep knowledge of premium-grade materials, global sourcing expertise, and the ability to manage strategic vendor partnerships while ensuring cost efficiency, quality, and timely delivery.

Main Responsibilities:
  • Develop procurement strategies to source world-class materials, finishes, fixtures, and furnishings for ultra-luxury projects.
  • Identify and onboard premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
  • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Build relationships with reputed national and international vendors.
  • Conduct audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
  • Negotiate contracts, ensuring optimal cost without compromising quality or exclusivity.
  • Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
  • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
  • Ensure all contracts adhere to statutory requirements and corporate governance policies.
  • Lead value engineering exercises without diluting design aesthetics or material quality.
  • Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.
  • Approve purchase orders within delegated authority limits.
  • Lead a team of professionals responsible for procurement and contracts.
  • Closely work with project management, design, and construction teams to align procurement schedules with project milestones.
  • Coordinate between procurement, logistics, and site execution teams.
  • Identify and mitigate risks associated with supplier disruptions, cost escalation, or regulatory non-compliance.
  • Synchronize procurement and contracting timelines and objectives with project, design, architectural, finance, legal, and site teams.
  • Provide clear status updates, risk assessments, spend reporting, and procurement insights to senior leadership.
Qualifications:
  • Bachelor's degree in Engineering / Supply Chain Management / Commerce; MBA preferred.
  • 15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate.
  • Proven track record in sourcing premium international materials, finishes, and fixtures.
  • Strong legal and commercial acumen in contract management.
  • Excellent negotiation, vendor relationship, and stakeholder management skills.
  • Exposure to global procurement markets and luxury design trends.
