Site Acquisition SpecialistWe are seeking a highly skilled Site Acquisition Specialist to join our team. As a key member of our expansion strategy, you will be responsible for identifying and securing suitable land parcels across India for establishing Nature Theme Resorts.Your primary objective will be to conduct end-to-end site acquisition, from scouting potential sites to negotiating long-term lease agreements with land owners and government agencies.Fulfill the company's strategic objectives by sourcing and acquiring prime locations that meet our business requirements.Conduct thorough site evaluations, including accessibility, topography, tourism potential, market demand, and environmental considerations.Maintain a comprehensive database of potential and shortlisted sites, tracking evaluation metrics and progress.Develop and maintain strong relationships with local authorities, real estate agents, and consultants to ensure effective land sourcing.Land Leasing & NegotiationInitiate and lead negotiations with landowners/government agencies for long-term lease options, ensuring commercial viability and legal compliance.Negotiate lease terms, preparing comparative analysis and recommendations for management approval.Establish and maintain a network of land aggregators, property consultants, and government contacts to facilitate efficient land leasing processes.Legal & DocumentationCoordinate with in-house legal advisors to verify title deeds, conduct due diligence, and ensure compliance with local laws and company policies.Ensure all land lease agreements and documentation comply with regulatory requirements.Facilitate registration and other statutory requirements related to leased properties.Coordination & ExecutionCollaborate with internal teams (Projects, Legal, Finance, and Operations) for project onboarding and handover of finalized sites.Monitor project timelines related to land finalization and acquisition processes.Maintain transparent communication and reporting on project status and challenges.Strategic InputContribute to developing a long-term site acquisition and leasing strategy for expansion, providing insights into emerging trends and market opportunities.Identify high-potential tourism zones and emerging resort destinations, analyzing factors such as accessibility, infrastructure, and regulatory environments.Provide expert input on government tourism policies, incentives, and land use norms to inform business decisions.
