Department Facilities Management Business Unit Facilities Management Location Mumbai Grade Level Lead Head Operational Reporting Business Head Functional reporting Business Head Detailed Responsibilities Responsibilities Possess engineering expertise with in-depth knowledge of HVAC and Electrical systems Proficiency in Plumbing and fitouts is desirable Over 20 years of experience with at least 15 years in Facilities Management within reputable office spaces Oversee the transition process from Projects to Facilities Management ensuring thorough snagging desnagging processes are completed before handover to clients Supervise the handover of office spaces or retail areas to clients ensuring all statutory approvals are obtained Manage Electrical water HVAC and BTU meter connections before and after client occupancy Supervise fit-out activities identify any deviations and report to senior management for corrective action Assist in procurement invoice processing petty cash management and vendor liaising Maintain documentation related to contracts construction drawings work orders and payments Address lessee licensee grievances promptly and efficiently Provide regular updates to senior management on DSR reports fit-out trackers and HOTO trackers Maintain records of as-built drawings and coordinate security arrangements for fit-out execution Liaise with tenants to fulfill their day-to-day requirements and ensure compliance with design specifications Collaborate with statutory authorities for compliance and maintain cordial relationships with condominium society Advise tenant contractors on minor execution issues and ensure adherence to safety regulations Supervise FM agency works and ensure budget compliance Track insurance coverage for equipment buildings and fit-outs Manage and maintain cafeteria creche and other amenities Oversee parking management Educational Qualification Requirements Essential The Basic Qualification required for this position to perform effectively Qualification Specialization if any Bachelor s degree or BE in Electrical or Mechanical Engineering Additional qualifications in safety fire ISO certifications finance or an MBA are preferred PG or Masters qualification would be advantageous Proficiency in English and Hindi with excellent verbal and written communication skills Strong presentation skills and experience in budgeting are required Knowledge Skills Required Functional Technical Behavioral Functional technical behavioral competencies which are required for this role to be effective Sl No Functional Technical Skills required for this position Sl No Behavioural Skills required for this position 1 Client Management Skills Preventive maintenance skills Good Communication Skills Manpower Handling Skills Knowledge of Safety Standard Compliance 1 Adaptability Accountability Initiative Customer Focus Communication leading and Managing Change Professional Entrepreneurs Strategic Thinking Developing Subordinates Problem Solving Driving Excellence
