**Overview**:
As a Sales/Pre-Sales Executive in the real estate sector, you will play a vital role in driving revenue growth and customer acquisition by promoting and selling residential or commercial properties. Your primary responsibility will be to identify prospective clients, understand their needs and preferences, and guide them through the sales process from initial inquiry to closing. This role requires strong sales and negotiation skills, excellent communication abilities, and a deep understanding of the real estate market.

**Key Responsibilities**:

- **Prospecting and Lead Generation**:

- Identify and research potential clients through various channels, including online listings, referrals, networking events, and cold calling.
- Qualify leads based on their interest, budget, timeline, and other criteria to determine their suitability as potential buyers or investors.
- Build and maintain a pipeline of prospective clients, tracking interactions and follow-up activities using CRM software or other tracking tools.
- **Client Consultation and Needs Assessment**:

- Conduct thorough consultations with clients to understand their real estate requirements, preferences, and financial capabilities.
- Provide expert advice and guidance to clients on property options, market trends, investment opportunities, and financing options.
- Customize property presentations and proposals to align with clients' needs and preferences, showcasing relevant listings and amenities.
- **Property Presentations and Tours**:

- Arrange property viewings and tours for clients, showcasing available listings and highlighting key features, benefits, and investment potential.
- Accompany clients on property visits, addressing their questions, concerns, and objections while emphasizing the value proposition of each property.
- **Negotiation and Closing**:

- Negotiate terms and conditions of sales agreements, including price, payment terms, and contract terms, to achieve mutually beneficial outcomes for clients and the company.
- Facilitate the preparation and execution of sales contracts, ensuring accuracy, compliance, and adherence to legal and regulatory requirements.
- Assist clients with the closing process, coordinating with legal, financial, and other stakeholders to finalize transactions and facilitate a smooth handover process.
- **Market Research and Competitive Analysis**:

- Stay informed about market trends, property values, competition, and industry developments through ongoing research and analysis.
- Monitor competitor activities, pricing strategies, and market dynamics to identify opportunities, threats, and areas for differentiation.
- Provide feedback and insights to management on market conditions, customer preferences, and competitive positioning to inform sales and marketing strategies.

**Requirements**:

- Strong communication, negotiation, and interpersonal skills, with the ability to build rapport, influence decision-makers, and resolve conflicts.
- Deep knowledge of real estate market dynamics, property types, financing options, and legal/regulatory requirements.
- Proficiency in CRM software, Microsoft Office Suite, and online marketing platforms.
- Excellent organizational and time management skills, with the ability to prioritize tasks and meet deadlines in a fast-paced environment.
- Professional demeanor, integrity, and a customer-centric mindset with a focus on delivering exceptional service and value to clients.
