Process Leader - Loan Documents and Borrower Success
We provide virtual business process services to various overseas clients. This position is part of the team that provides US Mortgage Loan Origination Services to a U.S.-based client in the mortgage finance industry—a recognized leader in mortgage credit across residential and commercial spaces, real estate lending, capital markets, and securitization.
The Process Leader – Loan Documents and Borrower Success will be part of the U.S. Mortgage Loan Origination Services team. The selected candidate will have extensive experience with U.S. mortgage loan documentation and borrower communications, including phone calls, emails, and text messages.
RESPONSIBILITIES
- Follow up with borrowers via calls, emails, and texts to request closing items.
- Review and confirm borrower's insurance agent contact information; coordinate with the agent to ensure required hazard insurance coverage is in place before loan closing.
- Collect and review borrower entity documents to understand the structure and accurately input information into the LOS system.
- Work with borrowers to correct any issues identified by the processing department in entity documents before closing.
- Review and clear all approval conditions from the credit committee.
- Enter loan details into the Loan Origination System (LOS) to initiate loan processing.
- Manage all communications with processing departments and borrowers to ensure loans are funded and closed in line with contract escrow dates.
- Meet all funding conditions.
- Collect a detailed construction budget from the borrower and verify compliance with the Draw department before uploading into the LOS system.
- Follow up to obtain all approved post-closing conditions and corrections for closing packages.
- Communicate directly with borrowers, loan officers (LOs), business partners, and vendors to present a complete file for closing and funding.
- Collect borrower's ACH form (completed and signed) with a voided check before closing.
- Collect signed credit authorization forms, run borrower's credit, and upload credit scores into the LOS system.
- Once a deal is agreed upon by the LO, send the borrower a checklist of items required for loan closing, collect documents, and upload accurate files into the LOS system.
- Pre-underwrite loans per company guidelines by reviewing applications, credit profiles/reports, debt and assets, financial statements, DSCR, leverage ratios, appraisal reports, renovation budgets, borrower experience, title reports, collateral, and supporting documents.
- Manage an active pipeline of loans through the company's loan acquisition process.
- Provide regular status reports on loans in the pipeline.
- Present loans to the Help Desk and/or Credit Committee for exceptions and approvals.
- Identify and request missing or supporting documentation according to secondary market and company guidelines.
- Order and perform preliminary reviews of third-party reports (appraisals, appraisal reviews, background checks, inspections, environmental reports, etc.).
- Collect, analyze, and approve all required due diligence.
- Perform property and market assessments to evaluate property conditions and market/submarket dynamics.
- Clearly document and communicate reasons for loan approval or rejection so borrowers, brokers, and LOs are well-informed.
- Communicate professionally with counterparties and vendors.
- Mentor and train junior staff members.
QUALIFICATIONS AND EXPERIENCE
- 2–4 years of experience in U.S. mortgage loan documentation and borrower communications (calls, emails, texts).
- Bachelor's degree in Finance, MBA, or other relevant postgraduate degree.
- In-depth knowledge of mortgage document review.
- Experience with institutional lending and secondary market loan trading (preferred).
- Strong pipeline management skills.
- Proven ability to take ownership and deliver results in a fast-paced environment.
- Excellent interpersonal, written, and verbal communication skills.
- Proficient in Microsoft Office, especially Excel and Word.
- Quick learner with the ability to understand complex mortgage processes.
- Knowledge of state-specific processes for editing and adjusting document sets.
- Strong communication, organizational, and critical thinking skills.
- Ability to manage multiple expectations across various stakeholders.
- Integrity, attention to detail, and strong customer service orientation.
LOCATION: Work from Home (Remote)
TIMINGS: USA Shift IST 8-30pm to 5-30am (PST 8am to 5pm)
