**Job Overview**:
As a Cold Caller for Self Storage Facility Acquisition, you will play a pivotal role in expanding our portfolio of properties. You will be responsible for contacting self-storage facility owners across the United States, building relationships, and determining their interest in selling their property to our company. Your persuasive communication skills, tenacity, and ability to establish rapport will be crucial in this role.

**Responsibilities**:

- Conduct outbound cold calls to self-storage facility owners across the US using provided contact lists.
- Introduce company and its value proposition to potential sellers.
- Engage in meaningful conversations to build rapport, understand the owners' motivations, and gather information about their property.
- Effectively communicate the benefits of selling their self-storage facility to our company.
- Qualify potential leads based on predefined criteria and prioritize follow-up actions.
- Document all conversations, interactions, and outcomes accurately in the CRM system.
- Collaborate closely with the acquisition team to share insights, refine strategies, and contribute to the growth of the company's portfolio.
- Maintain a consistent and organized follow-up schedule with potential leads.
- Stay informed about industry trends, market dynamics, and competitor activities related to self-storage facilities.

**Qualifications**:

- Previous experience in cold calling, sales, or customer service roles preferred.
- Excellent verbal communication skills, including active listening and persuasive abilities.
- Self-motivated, proactive, and persistent with a strong desire to achieve targets.
- Ability to quickly build rapport and establish trust over the phone.
- Familiarity with self-storage industry concepts and terminology is a plus.
- Strong organizational skills and attention to detail.
- Proficiency in using CRM systems or other relevant software tools.
- Basic understanding of real estate acquisition processes is beneficial.
- Ability to adapt to evolving strategies and market trends.
- High school diploma or equivalent; bachelor's degree is a plus.
