Procurement and Contracts Leader

The Procurement and Contracts Leader will be responsible for overseeing the procurement and contracting function for high-end real estate projects. This role requires exceptional negotiation skills, in-depth knowledge of premium-grade materials, global sourcing expertise, and the ability to manage strategic vendor partnerships while ensuring cost efficiency, quality, and timely delivery.

  • Develop and implement procurement strategies to ensure timely sourcing of world-class materials, finishes, fixtures, and furnishings fitting ultra-luxury projects.
  • IDentify and onboard premium suppliers, artisans, and global brands to meet project design intent and quality benchmarks.
  • Forecast procurement budgets and timelines in coordination with project, design, and finance teams.
  • Build and maintain long-term relationships with reputable national and international vendors.
  • Conduct vendor audits to ensure compliance with quality, sustainability, and ethical sourcing standards.
  • Negotiate high-value contracts, ensuring optimal cost without compromising quality or exclusivity.
  • Draft, review, and finalize contracts with contractors, consultants, and suppliers, ensuring legal and commercial safeguards.
  • Monitor contract execution, variations, claims, and dispute resolution in collaboration with legal teams.
  • Ensure all contracts adhere to statutory requirements and corporate governance policies.
  • Lead value engineering exercises without diluting design aesthetics or material quality.
  • Monitor market trends, price fluctuations, and alternative sourcing options to ensure cost competitiveness.
  • Approve purchase orders within delegated authority limits.
  • Lead and mentor a high-performing Purchase & Contracts team.
  • Work closely with project management, design, and construction teams to align procurement schedules with project milestones.
  • Ensure seamless coordination between procurement, logistics, and site execution teams.

**Qualification, Experience & Skills:**

Bachelor's degree in Engineering / Supply Chain Management / Commerce; MBA preferred.

15+ years of experience in procurement and contracts, with at least 7 years in leadership roles within luxury real estate.

Proven track record in sourcing premium international materials, finishes, and fixtures.

Strong legal and commercial acumen in contract management.

Excellent negotiation, vendor relationship, and stakeholder management skills.

Exposure to global procurement markets and luxury design trends.
