Land Acquisition Role:

This is a pivotal position in the sourcing, evaluation, and negotiation of land parcels for layout and apartment projects in Bangalore. A deep understanding of market dynamics, exceptional negotiation skills, and thorough knowledge of legal and regulatory processes are essential.

Responsibilities:

  • Market Research & Land Selection: Conduct extensive research to identify suitable land parcels, build relationships with brokers, agents, and landowners, and shortlist lands based on relevant factors.
  • Deal Structuring & Negotiation: Negotiate outright purchases and joint development agreements, structure goodwill payments and advance terms, and ensure favorable terms aligned with company objectives.
  • Legal & Regulatory Due Diligence: Coordinate title clearance, encumbrance checks, khata verification, manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA, and verify zoning, DC conversion, FAR utilization, and TDR applicability.
  • Financial & Feasibility Analysis: Prepare land feasibility reports with ROI/IRR/payback, collaborate with finance on funding needs and JD profitability, and present acquisition proposals to management.
  • Stakeholder Management: Foster relationships with landowners, brokers, panchayats, and government authorities, resolve conflicts, ensure smooth transactions, and maintain confidentiality and integrity during negotiations.

Requirements:

  • Education: Bachelor's degree or higher, MBA / BE Civil preferred.
  • Experience: 8–15 years in land acquisition for layouts/apartments in Bangalore.
  • Industry: Proven track record with leading developers.
  • Skills:
    • Networking with industry professionals.
    • Negotiation and deal closure expertise.
    • Knowledge of RERA, FAR, TDR, BMRDA/BDA approvals.
    • Financial acumen (ROI, IRR, payback models).
    • Integrity, persuasion, and relationship management.
