Key Responsibilities include Market Scouting & Land Identification, Deal Structuring & Negotiation, Legal & Regulatory Due Diligence, Financial & Feasibility Analysis, Stakeholder Management and Reporting & Pipeline Management.

Market Scouting & Land Identification
  • Identify potential land sites in Ajmer and surrounding areas considering factors such as RMP, FAR, zoning and connectivity.
  • Maintain a network of brokers agents and landowners to source new opportunities.
Deal Structuring & Negotiation
  • Negotiate outright purchases and joint development agreements with landowners.
  • Structure goodwill payments advance terms and revenue-sharing ratios that align with company goals.
Legal & Regulatory Due Diligence
  • Coordinate title clearance encumbrance checks and khata verification to ensure smooth transactions.
  • Manage approvals from local authorities including BBMP BMRDA BDA KIADB and RERA.
  • Verify zoning DC conversion FAR utilization and TDR applicability.
Financial & Feasibility Analysis
  • Prepare detailed land feasibility reports including ROI IRR payback models.
  • Work with finance on funding needs and JD profitability.
  • Presentation acquisition proposals to management.
Stakeholder Management
  • Build relationships with landowners brokers panchayats and government authorities.
  • Resolve conflicts and ensure smooth transactions.
  • Maintain confidentiality and integrity during negotiations.
Reporting & Pipeline Management
  • Maintain a land pipeline tracker to monitor progress.
  • Provide regular reports to senior management.
  • Track competitor acquisitions and market benchmarks.
