Job Title: Property Acquisition Specialist

We are seeking a seasoned Property Acquisition Specialist to lead our efforts in identifying, evaluating, and negotiating land parcels for residential projects.

This is a critical role that demands exceptional market knowledge, negotiation skills, and thorough understanding of legal and regulatory frameworks.

  • Market Analysis & Land Identification
    • Conduct comprehensive market research to identify potential land acquisition opportunities
    • BUILD STRONG RELATIONSHIPS WITH LOCAL STAKEHOLDERS, INCLUDING BROKERS, AGENTS, AND LANDOWNERS
    • Evaluate lands based on zoning, FAR, RMP, and connectivity
  • Deal Structuring & Negotiation
    • Negotiate purchases and Joint Development agreements with key stakeholders
    • Structure favorable terms aligned with company goals
    • ENSURE TIMELY CLEARANCE OF TITLE DOCUMENTS AND APPROVALS FROM LOCAL AUTHORITIES
  • Financial & Feasibility Analysis
    • Prepare detailed land feasibility reports with ROI/IRR/payback analysis
    • Work closely with finance to determine funding needs and project profitability
    • Present acquisition proposals to senior management
  • Stakeholder Management
    • Develop and maintain strong relationships with local authorities, landowners, brokers, and agents
    • MANAGE CONFLICTS AND ENSURE SMOOTH TRANSACTION PROGRESS
    • MaintAIN THE HIGHEST LEVEL OF INTEGRITY AND CONFIDENTIALITY DURING NEGOTIATIONS
  • Candidate Profile:

We are looking for an experienced professional with 8-15 years of experience in property acquisition for layouts/apartments in Bangalore. A graduate degree in any stream, MBA or BE Civil preferred.

Industry experience with leading developers is highly valued. The ideal candidate should possess excellent networking, negotiation, and deal closure expertise, as well as strong financial acumen and knowledge of local regulations.

The selected candidate must be willing to travel extensively within the region and demonstrate exceptional leadership, persuasion, and relationship management skills.
