Job Title: Land Acquisition Specialist

We are seeking a skilled Land Acquisition Specialist to join our team. As a key player in the real estate sector, you will be responsible for identifying and evaluating land parcels for various projects.

The ideal candidate should possess strong market knowledge, negotiation skills, and experience in dealing with legal and regulatory processes. This role plays a crucial part in building our project pipeline and contributing to business growth.

The responsibilities of this role include:

  • Market Research & Land Identification
    • Identify potential land plots across Bangalore and its surrounding areas.
    • Build relationships with brokers, agents, and landowners.
    • Evaluate lands based on factors like Return on Investment (ROI), Floor Area Ratio (FAR), zoning regulations, and connectivity.
  • Deal Negotiation & Structuring
    • Negotiate outright purchases and Joint Development agreements with landowners.
    • Develop and negotiate terms, including goodwill payments, advance terms, and revenue-sharing ratios.
    • Ensure that all negotiated terms align with business objectives.
  • Legal Due Diligence
    • Coordinate title clearance, encumbrance checks, and khata verification.
    • Manage approvals from BBMP, BMRDA, BDA, KIADB, and RERA.
    • Verify zoning, DC conversion, FAR utilization, and TDR applicability.
  • Financial Analysis & Feasibility
    • Prepare land feasibility reports with ROI/IRR/payback models.
    • Collaborate with finance on funding requirements and JD profitability.
    • Presentation of acquisition proposals to management.
  • Stakeholder Management
    • Build relationships with landowners, brokers, panchayats, and government authorities.
    • Resolve conflicts and ensure smooth transactions.
    • Maintain confidentiality and integrity during negotiations.
  • Reporting & Pipeline Management
    • Track and maintain the land pipeline, including shortlisted, negotiated, and finalized properties.
    • Provide weekly reports to senior management.
    • Monitor competitor acquisitions and market benchmarks.
