Main Responsibilities:

  • Market Scouting & Land Identification:">
    • ">
    • Identify suitable land parcels in Bangalore and surrounding areas based on key criteria such as RMP, FAR, zoning, and connectivity.">
    • Maintain relationships with brokers, agents, and landowners to source potential land acquisitions.">
    • Shortlist lands that meet the company's requirements.">
    ">
  • Deal Structuring & Negotiation:">
    • ">
    • Negotiate purchase agreements and joint development deals.">
    • Structure terms and conditions that align with the company's goals.">
    • Evaluate the financial implications of each deal.">
    ">
  • Legal & Regulatory Due Diligence:">
    • ">
    • Conduct thorough due diligence on title clearance, encumbrance checks, and khata verification.">
    • Ensure compliance with BBMP, BMRDA, BDA, KIADB, and RERA approvals.">
    • Verify zoning, DC conversion, FAR utilization, and TDR applicability.">
    ">
  • Financial & Feasibility Analysis:">
    • ">
    • Prepare detailed land feasibility reports, including ROI, IRR, and payback models.">
    • Analyze funding needs and JD profitability.">
    • Present acquisition proposals to management.">
    ">
  • Stakeholder Management:">
    • ">
    • Bld relationships with landowners, brokers, panchayats, and government authorities.">
    • Resolve conflicts and ensure smooth transactions.">
    • Maintain confidentiality and integrity during negotiations.">

  • Reporting & Pipeline Management:">
    • ">
    • Track the land pipeline, including shortlisted, negotiated, and finalized deals.">
    • Provide regular reports to senior management.">
    • Monitor competitor activity and market benchmarks.">

Candidate Profile:

We seek a seasoned professional with 8–15 years of experience in land acquisition for layouts/apartments in Bangalore.

The ideal candidate should possess a Graduate degree (any stream), with an MBA or BE Civil preferred.
