Financial Modeling Specialist

We are seeking highly motivated professionals to join our team as Financial Modeling Specialists.

About the Role

The successful candidate will be responsible for developing expertise in REIT/Real Estate specific financial modeling, including operating and non-operating cash flow modeling, levered and debt cash flow, JV & waterfall models. They will also create Argus valuation models (single property and portfolio), lease abstracting, lease review, and audit, as well as performing cash flow and rent roll analysis.

Key Responsibilities

  • Conduct valuations for commercial real estate properties using income capitalization approach (DCF & direct capitalization), sales comparison approach, and cost approach.
  • Model REIT income statement and balance sheet, understanding revolver, interest expense & circularity, and model future development, FFO & CAD.
  • Prepare pitch books, information memorandums, industry studies, company profiles, and discussion documents related to various industries.
  • Conduct M&A deal runs and target screenings using databases like Greenstreet, RCA, Argus, Costar, Capital IQ, PitchBook, Mergermarket, and FactSet.

Requirements

  • Post-graduate degree in Finance or equivalent qualification (CFA, MBA (Finance), CA, or equiv.).
  • Minimum 2-5 years of experience in Investment banking or commercial real estate valuation.
  • Strong statistical and analytical skills to assess economic performance and industry trends.
  • Ability to work independently and lead research teams.
  • Excellent written and verbal communication skills with experience in client handling.
  • Familiarity with databases like Bloomberg, Capital IQ, Thomson Research, and FactSet.
  • Proficiency in MS Office suite, particularly Microsoft Excel, Word, and PowerPoint.
