Land Acquisition Specialist

A dynamic opportunity for a seasoned professional to spearhead the sourcing and evaluation of prime land parcels in Greater Bangalore.

The ideal candidate will possess exceptional market knowledge, negotiation skills, and ability to manage complex deals from scouting to closing.

This role is perfect for individuals with a passion for real estate and a knack for identifying lucrative opportunities.

Responsibilities:

  • Market Scouting & Land Identification:
    • Conduct thorough research on Bangalore's property market, identifying trends and potential hotspots.
    • Built relationships with key stakeholders, including brokers, agents, and landowners.
    • Evaluate properties based on factors such as return on investment (ROI), internal rate of return (IRR), and payback period.
  • Deal Structuring & Negotiation:
    • Develop strategic plans for acquiring prime lands, aligning with company goals and objectives.
    • Negotiate favorable terms with landowners, leveraging expertise in deal structuring and contract law.
    • Ensure seamless title clearance, encumbrance checks, and khata verification processes.
  • Financial & Feasibility Analysis:
    • Prepare comprehensive financial models, forecasting ROI, IRR, and payback periods for proposed projects.
    • Collaborate with finance teams to secure funding and optimize project profitability.
    • Present acquisition proposals to senior management, highlighting key benefits and risks.
  • Reporting & Pipeline Management:
    • Maintain an up-to-date pipeline tracker, monitoring progress and milestones.
    • Provide regular reports to senior management, tracking competitor activity and market trends.
    • Stay ahead of the competition by continuously updating knowledge on market benchmarks and industry best practices.
