Job Title Head Business Development Redevelopment Location MumbaiDepartment Business Development Land AcquisitionRole Overview The Head Business Development Redevelopment will be responsible for identifying evaluating and acquiring residential and commercial redevelopment opportunities especially in densely populated urban areas The role requires strong market intelligence relationship management and deal structuring capabilities to drive business growth through redevelopment and society redevelopment joint development JD JV models Key Responsibilities Strategic Planning Market AnalysisIdentify potential redevelopment opportunities through society tie-ups slum rehabilitation SRA MHADA cluster development and other regulatory frameworks Conduct detailed feasibility studies including commercial viability legal due diligence and risk assessment Keep abreast of market trends zoning regulations and redevelopment policies e g DCPR 2034 RERA etc Business Development Deal OriginationBuild and maintain relationships with housing societies government bodies landowners brokers IPCs and consultants Lead end-to-end negotiations including MOU Letter of Intent LOI Development Agreements DA and Power of Attorney POA Source high-potential redevelopment projects in key urban clusters to ensure a strong acquisition pipeline Project Evaluation StructuringCollaborate with legal design finance and project teams to evaluate and structure deals Ensure project IRRs FSI TDR utilization and statutory compliance are aligned with company targets Drive internal approvals and investment memos for project sign-offs Leadership Cross-functional CoordinationLead a team of BD managers analysts and legal liaisoning personnel Coordinate with external stakeholders such as architects consultants cooperative society committees and legal advisors Represent the organization in society meetings government interactions and real estate forums Key Skills Competencies In-depth knowledge of redevelopment norms society engagement MHADA SRA policies and local municipal laws Proven deal-making negotiation and closure skills Strong network in real estate legal and municipal ecosystems Excellent communication stakeholder management and leadership abilities Strategic and analytical thinking with financial acumen Qualifications Bachelors degree in Engineering Architecture PlanningMBA preferred in Real Estate Finance or Strategy LI-DNI
