**Job Title**: Facility Executive - Residential Building
**Reports To**: Facility Manager / Property Manager
**Key Responsibilities**:
- **Building Operations and Maintenance**:
- Supervise and ensure proper functioning of essential building systems, including electricity, plumbing, HVAC, elevators, and security.
- Conduct regular inspections of the property to identify maintenance needs and ensure prompt resolution.
- Coordinate with vendors and service providers for repair, maintenance, and facility upgrades.
- **Resident Support and Services**:
- Act as the first point of contact for residents' concerns, complaints, or service requests.
- Ensure timely resolution of resident issues and maintain a high level of satisfaction.
- Communicate building rules, regulations, and updates to residents effectively.
- **Vendor and Staff Management**:
- Supervise housekeeping, security, and other facility staff to ensure smooth operations.
- Manage contracts and agreements with vendors for landscaping, waste management, pest control, and other services.
- Monitor staff performance and provide training when necessary.
- **Safety and Compliance**:
- Ensure compliance with all building regulations, safety standards, and local government guidelines.
- Maintain and update records related to fire safety, health, and security measures.
- Conduct regular safety drills and inspections to ensure preparedness.
- **Budgeting and Inventory Management**:
- Assist in preparing and managing the facility's operating budget.
- Maintain an inventory of supplies and equipment required for building maintenance and operations.
- Monitor expenses to ensure cost-effective management of resources.
- **Documentation and Reporting**:
- Maintain accurate records of maintenance schedules, repairs, and service requests.
- Prepare periodic reports on facility performance and submit them to the Facility Manager.
- Ensure all documentation related to building operations is organized and easily accessible.
- **Crisis Management**:
- Handle emergencies such as power outages, water leaks, or security incidents effectively.
- Coordinate with local authorities and emergency services when required.
- Develop and implement contingency plans for unforeseen issues.
**Qualifications**:
- Bachelor’s degree.
- Minimum of 1 years of experience in facility management, preferably in residential properties.
- Strong knowledge of building systems, maintenance, and safety standards.
- Excellent communication, organizational, and leadership skills.
- Proficiency in MS Office and facility management software.
**Preferred Qualifications**:
- Familiarity with local municipal and regulatory requirements.
- Experience in managing large residential complexes or gated communities.
**Key Competencies**:
- Problem-solving and decision-making abilities.
- Customer service orientation and resident-focused approach.
- Attention to detail and ability to multitask.
**Working Conditions**:
- Full-time role; may require availability for emergencies outside standard working hours.
- On-site presence in the residential complex is mandatory.
**Job Types**: Full-time, Permanent
Pay: ₹20,000.00 - ₹25,000.00 per month
