About Our Client Partner Our client is the master developer of a landmark in Sri Lanka, establishing a future financial, technological, and residential district. This multi-billion-dollar project represents a prime opportunity for Foreign Direct Investment (FDI) and high-value real estate acquisition, particularly for investors and corporate entities. We are focused on penetrating the local market to attract corporate tenants, high-net-worth investors, and second-home buyers. Role Summary We are seeking an entrepreneurial and results-driven Sales Director  to spearhead the commercial strategy and execution of real estate sales within the local market in India. The Director will be based remotely in India (Bengaluru preferred, with a view to transitioning to a hybrid model upon office setup) and is responsible for driving the entire sales cycle—from lead generation and engagement to deal closure—for the project's premium commercial, residential, and investment plots. This role is accountable for achieving significant sales targets derived from the local investor and corporate base. Key Responsibilities Market Penetration and Sales Strategy Develop and implement a targeted sales strategy focused on attracting local corporate entities, high-net-worth individuals (HNWIs), Ultra HNWIs, and institutional investors to purchase or lease real estate within the SEZ. Establish and cultivate relationships with key intermediaries, including top real estate brokers, investment advisors, property consultants, and wealth management firms in major cities. Lead the identification of target sectors within India (e.g., Financial Services, IT/Tech, Luxury Hospitality) that would benefit from the SEZ's tax and regulatory incentives. Sales Execution and Deal Management Manage the end-to-end sales process for high-value commercial and residential plots, including negotiation, due diligence, and contract finalization. Act as the subject matter expert on the SEZ's regulatory framework, investment benefits, and the specific real estate product offering to effectively advise local clients on cross-border investment. Travel within India  to meet with high-profile clients, conduct presentations, and host exclusive project previews and investor forums as required. Local Presence and Future Office Development Operate as the project’s primary representative in India, building brand credibility and trust within the local investor community. Based in Bengaluru (preferred), from remote this will be transitioning into a hybrid role upon the office establishment. Provide continuous market intelligence regarding buyer sentiment, competitor activity (other international property markets), and optimal pricing strategies for the demographic. Reporting and Compliance Maintain rigorous sales forecasts, pipeline reports, and CRM records detailing engagement with local clients. Ensure all marketing and sales activities comply strictly with local regulations (e.g., RERA requirements, if applicable to overseas property promotion) and the SEZ's investment guidelines. Requirements Citizenship & Location:  Must be residing in India, with a preference for candidates based in Bengaluru . Experience:  Typically 10+ years of proven, high-performance experience  in sales leadership, business development, or investment banking, with a demonstrable track record in cross-border real estate sales, luxury property, or investment advisory  focused on the HNW/Corporate segment. Industry Knowledge:  Deep, working knowledge of the real estate market, investment patterns, and the financial and regulatory considerations for outbound investment. Education:  A Bachelor's or Master's degree in Business Administration, Finance, Real Estate, or a related field. Skills:  Exceptional strategic selling, negotiation, and high-stakes presentation skills. Proven ability to operate autonomously and manage significant revenue targets remotely. Travel:  Willingness and ability to undertake business travel across major cities.
