Overview:

  4. Knowledge of Marathi is a must.


Qualifications:

  1. We are looking for someone with approximately 10+ years of experience having knowledge in managing the MEP operations for commercial business parks.
  2. Must be an engineering graduate in either Mechanical, Electrical or similar specialization.
  3. Must possess knowledge of applicable municipal building codes and exhibit familiarity with OSHA, NBC and Life Safety Codes.
  4. Must have the ability to manage large teams of outsourced business partners.
  5. Must have the ability to work with clients, vendors, and cross-functional teams.
  6. Must have exposure to commercial buildings regulatory compliance requirements and basic labour compliance statutory requirements.
  7. Must have a drive to explore and try new innovations towards improving business outcomes.


Roles and Responsibilities:

  1. Manage the assigned Keppel Land India properties directly from an MEP perspective.
  2. Lead day-to-day operations within the business park and attend routine operational issues.
  3. Work closely with Project Development Team, Designers, Contractors, Service Providers, and SME’s to take over MEP equipment/systems for new buildings from an operational readiness point of view.
  4. Maintain up-to-date building plans, design information, equipment specifications, operating manuals, and other pertinent documentation.
  5. Oversee the maintenance and repair of all building systems/equipment in an effective manner and inspect them periodically for assessing their condition.
  6. Review and certify the fitout plans of customers followed by regular monitoring and snag identification of any fitout work in progress. Sign off the fitout completion work post thorough inspection and snag correction.
  7. Always ensure safety of the worksite during operations.
  8. Handle the Capex and Opex budgeting exercise from an MEP point of view. Plan and manage the Capex and Opex as per the budget.
  9. Plan, execute and monitor any updates/upgrades and preventive maintenance programs for the MEP equipment/systems.
  10. Secure and maintain all permits or licenses required as per statutory requirements and ensure timely renewal as necessary.
  11. Liaison with external agencies (both government and non-government) for smooth functioning and execution.
  12. Take lead in IMS audits, building audits and any other statutory audits and ensure closures of all observations.
  13. Demonstrate and maintain outstanding customer service in all areas of responsibility. Work closely with each client to identify their specific needs and create innovative solutions to reach short and long-term goals.
  14. Handle incidents and customer complaints as per the pre-defined SLAs.
  15. Prepare utility billing sheets for raising of invoices to the customers.
  16. Participate in periodic reviews by the senior management/global leadership with readiness of required data and information as a part of MIS.
  17. Timely initiate purchase process of services, equipment, spares and consumables as required. Participate in evaluation of the proposals from OEMs/solution-providers/manpower-service-providers during the procurement process.
  18. Manage administration of all engineering contracts and agreements.
  19. Lead, motivate, manage and develop the team with focus on excellence in customer service, performance, meeting service standards, equality and diversity, value for money and efficiency.
  20. Supervise and evaluate contracted maintenance and service vendors for their performance in a periodic manner.
  21. Review various invoices received for payment and process as per the organization procedures.
  22. Ensure that all periodic submissions and reporting required to be done on the organization’s digital systems are well understood and executed as required.
  23. Support departmental/organization requirements for data collation as necessary.
  24. Align with the organization’s sustainability and digitalization targets and work with multiple teams to roll out relevant measures within the park.
  25. Conduct periodic assessment of risk, contract services, equipment maintenance/health/performance, sustainability, safety, statutory compliance, etc.
  26. Manage all aspects of housekeeping, security and landscaping for the park.
