YOUR IMPACT

Develop and implement the overall Project Execution Strategy of all MEP Services and ensure timely completion of projects adhering to defined standards of cost and quality. You will be accountable for all MEP services (Electrical, PHE, Fire Fighting System, DG, STP, Elevators, LVS, BMS, IoT, HSD, ACS and HVAC) on projects to achieve agreed outcomes for time, budget, safety and quality requirements while ensuring compliance, governance, and assurance.

CORE RESPONSIBILITIES

Technical Leadership & Design Management

• Provide sound technical support for MEP services on high-rise residential projects, ensuring compliance with industry standards
• Undertake comprehensive design reviews on information provided by Consultants and Trade specialists, checking for compliance, coordination and completeness
• Review designs for Embodied Carbon and Operational Energy associated with MEP Services in accordance with LEED and WELL design frameworks
• Provide expert inputs on all MEP Services during Schematic/Detail design stages, particularly on installation methods and material selection
• Ensure coordination with all statutory authorities on approval processes including BESCOM, CIG, Lift Inspectorate, KSPSCB for DG and STP

Project Execution & Quality Management

• Set clear expectations with PMC teams and contractors at project inception to achieve desired quality workmanship
• Ensure all mock-ups are completed well in advance and review installation methods for each type of work
• Review and provide guidance on delivery strategies and program for all project phases, considering key milestones, interfaces, dependencies, logistics and work sequencing
• Prepare detailed inspection reports for MEP services in consultation with consultants
• Conduct regular meetings to review monthly, weekly, and daily project schedules with PMC representatives and contractors

Contract Management & Procurement

• Undertake initial review of contracts and scope, advise on budget preparation,
• Value engineering proposals, schedules and trade contracts
• Support Contract / Procurement team throughout project lifecycle in reviewing progress and resolving issues
• Analyze all MEP Services related tender bids and review rate analysis documents
• Review BOQ and drawings for value engineering solutions and cost savings
• Ensure capital goods are ordered timely with procurement team support, track manufacturing, testing and give clearance for site delivery

Stakeholder Coordination & Compliance

• Liaise and coordinate with key project stakeholders, forming strong working relationships with Clients, Consultants, Trade Contractors and team leaders
• Validate invoices raised by contractors at regular intervals, including GRN, BOQ, and specifications to ensure timely payments
• Define and ensure smooth handover of responsibilities from contractors to Facility Management teams
• Oversee and attend to complaints from IFM teams during DLP, coordinate and close points with contractors and consultants

Risk Management & Continuous Improvement

• Identify risks and prepare comprehensive mitigation plans for MEP services
• Review issues to drive continuous improvement and provide lessons learned through knowledge sharing processes
• Provide sound technical advice on MEP services including Program Management, Health Safety and Wellbeing, Quality and Commissioning

MINIMUM QUALIFICATIONS

Educational Background

• Bachelor's degree in electrical/mechanical engineering
• Professional certifications in MEP services, sustainability, or project management preferred

Professional Experience

• Minimum 15+ years of progressive experience in MEP services for high-rise residential projects
• Must have completed minimum 2 high-rise residential projects of 200+ units from start to handover
• Proven track record in luxury residential developments with premium MEP systems
• Experience with sustainability concepts and green building certification processes

Technical Expertise:

• Comprehensive knowledge of MEP works including testing and commissioning
• Well-versed with sustainability concepts and certification processes
• Understanding of modern MEP systems including BMS, IoT integration, and smart building technologies
• Experience with statutory approval processes and regulatory compliance

Software Skills:

• Microsoft Office – Excel (Advanced level)
• Microsoft Office – Outlook, PowerPoint (Basic level)
• AutoCAD + Revit, BIM 360 proficiency
• Knowledge of MEP design and analysis software preferred
