Key Responsibilities


• Identify and evaluate potential land parcels across MMR for plotted development, villa development and hospitality projects.


• Structure land transactions through Joint Venture (JV), Joint Development Agreements (JDA), or Development Management Fee (DMF) models and outright land purchases.


• Conduct feasibility studies including site evaluation, market research, and detailed financial analysis.


• Carry out technical and legal due diligence to ensure clear marketable title and viability of proposals.


• Build and maintain strong networks with landowners, developers, IPCs (Independent Property Consultants), and channel partners to generate quality deal flow.


• Track and analyze market activities, including property pricing, ongoing transactions, regulatory updates, and competitive trends.


• Evaluate proposals under DCPR schemes and prepare comparative analyses for senior management.


• Devise strategies for approvals, permissions and execution plans aligned with sales demand and current market dynamics.


• Understand sales ground reality and create unique selling propositions (USPs) to diAerentiate against competitors.

Other Scope


• Estimate minimum upfront costs until obtaining key permissions.


• Cross-verify property documents both physically and via online government portals.


• Liaise with architects, consultants, and legal advisors to strengthen project proposals.


• Build a pipeline of plotted development and villa development opportunities across prime and emerging micro-markets in MMR.

Qualifications


• Graduate/Postgraduate degree in Business, Real Estate, Finance, or related field.


• Strong financial acumen with expertise in feasibility studies and deal structuring.


• In-depth knowledge of real estate regulations in MMR.


• Proven ability in negotiation, networking, and relationship management.


• Proficiency in presentations, stakeholder communication, and business pitches.

Experience


• Minimum 10 years of Business Development experience in a reputed Real Estate Developer firm.


• Proven track record in land partnerships, land acquisition and structuring real estate deals.


• Exposure to plotted development and redevelopment in the Mumbai Metropolitan Region (MMR) is highly preferred.
