Current Owner_Title Searcher - Job Summary:

We are seeking a detail-oriented Current Owner Title Searcher to conduct property title research focusing solely on the current owner of record. The role requires accessing and reviewing public records & Title plants to identify any encumbrances, liens, mortgages, and legal issues that may affect a propertys title under the current ownership.

Key Responsibilities:

  • Conduct Current owner title searches using online databases, county recorder systems, and title plants.
  • Examine public records to identify open mortgages, liens, judgments, and other legal claims affecting the current owner.
  • Analyze the chain of title to ensure continuity and accuracy, identifying any discrepancies, breaks, or encumbrances.
  • Verify the legal description and ownership details as recorded in the most recent deed or conveyance document.
  • Prepare clear, detailed Package and summarize title findings in the customized runsheet format.
  • Ensure all reports adhere to company and client guidelines, maintaining clarity, accuracy, and compliance.
  • Flag and document any title issues requiring further review or clearance.

Job Requirements:

  • 2 years of experience in Current Owner Search
  • Solid understanding of the title insurance and mortgage processes.
  • Strong attention to detail and excellent analytical skills.
  • Proficient with online public records databases, Title plants (Datatrace/Tree, TitlePoint ETC) and similar tools.
  • Multi-county or multi-state experience.
  • Ability to work independently and manage time effectively.
