Job Description: Sr Associate/ Asst Manager

Job Summary: This role plays a very important role in anchoring the Legal Function at the company. The position will involve knowledge of property title due diligence, collating and managing Due Diligence Reports (DDR) from external sources, manage leases, its timely renewal, resolution of conflicts, generate reports for the management and manage data relating to the function. For this purpose, the candidate will be required to collaborate with other departments and obtain the necessary information in a timely manner. Candidate will be required to manage the registration of leases with the support of external counsels but shall be responsible for timely execution and its registration. He/She will also be responsible for managing the regulatory compliance of the company. The role will require adequate experience in contract negotiations.

Position Reporting to: Circle Legal Head
Key Responsibilities :
A) Title Due Diligence
• Manage Title Due Diligence Reports (DDR)
• Collaborate with external counsels on DDR, critically evaluate reports and its accuracy and provide timely feedback to external counsels and manage quality.
• Manage the workflow and maintain TAT and be on top of the work assigned.
• Manage leases, its timely renewal, and registration in applicable cases.
• Be able to provide timely reports and keep data ever ready.
B) Contract Management
• Should be able to negotiate and close out vendor contracts. Should have good understanding of Contract Act, TP Act, and other relevant laws.
C) Litigation Management
• Should have a good understanding of court processes and should have adequate litigation experience.
• Should be able to manage ongoing litigation and should be able to take proactive action in avoiding litigation. Should engage with all stakeholders and be able to bring about resolution of the problem.
D) Data Management
• Should be good with MS Word especially excel and be able to handle and collate data and manage and maintain trackers and pull reports at short notice.
• Should have worked with inhouse tools and be able to navigate them.
E) Travel.
• The job will involve travel across Karnataka on need basis for a short duration of about 2-3 days.
F) Trouble Shooter.
• The position involves quick resolution of disputes and quick fixes and strategic decisions. He/She is required to work in close collaboration with the Circle Legal Head and take appropriate action.
G) Team Management
• The Role is a mix of individual contributor and Team Management. Candidate must be able to allocate work in addition to doing his own role and take responsibility for key deliverables.

Candidate should have good knowledge of local laws especially those relating to Real Estate, Stamp and Registration and local state specific Labour Laws and have the ability to speak, read and write Kannada.

Qualification and Experience
• LL.B. mandatory
• Overall working experience of minimum 5-7 years in the legal department/law firm out of which minimum 2-3-years in real estate and due diligence and 2-3 years in litigation.
• Ability to work independently, goal oriented and systematic way of working

• Proficient with MS office standard applications

• Must be proficent in Kannada
Qualifications & Skills:
o LL.B. (mandatory)
o Post qualification experience of minimum 5 yrs.
o Experience of working in a law firm or as an in-house counsel at Corporate or Head Office of a company would be an asset
o In depth working knowledge of Telecommunication and Real Estate related laws would be preferred
o Mastery level knowledge and expertise in contracting process including as that of drafting, negotiating, closing, executing and administration thereof
o Strong analytical and problem solving skills
o Should have excellent demonstrable communication skills (written as well as verbal)
o Strong inter-personal skills, able to work professionally and effectively with colleagues from all functions within and external
o Results-driven and detail-oriented
o Ability to work efficiently and effectively under heavy workload with aggressive timelines
o Team player with high integrity and ethical standards
o Adaptable and flexible to operate in complex and changing environment
