Job Title: Senior Manager- Contracts and Quantity Surveyor

Department / Division: Projects

Position reports to: AVP - Projects delivery

External Interface:

  • Contractors
  • Auditors
  • Consultants/ Architects

Minimum Qualification:

  • Engineering Degree (Civil/Mechanical)
  • PGD in Contract Management (preferred)

Minimum Experience:

  • 8 plus years of industry experience in Quantity Surveying for commercial/F&B/ supply chain management function, with at least 3 years in a senior management position
  • Site experience in similar industry as well as 6-8 years of QS & Contracting experience

Special Skills/Attributes:

  • Candidate should have knowledge of preparing Civil & Interior and MEP (All services) BOQ
  • Candidate should know how to validate the drawings and BOQ
  • Make coarse corrections in the BOQ for correctness of the BOQ with respect to technical specification
  • Should have knowledge of IS codes and IEC & NBC
  • Assess the BOQ and drawing and validate the quantity considered by the vendor and validate the quantity with specifications
  • Knowledge of project financial controls like rate analysis, cash flow, fund flow, budgets etc.
  • In-depth understanding of commercial contracting: contracting concepts and categories applicable law and regulations, dispute resolution procedures and other terms and conditions.
  • Understanding of the billing process

Overall Purpose/Objective of the job:

Drive the contracts administration for project by acting as an interface between the contractors and internal departments to ensure smooth execution within parameters of cost, quality and time & to play the role of regulator in ensuring all necessary procedures are being adhered to while processing of payment of bills to various contractors/ vendors for a project site

Key Responsibilities:

  • Ensure adherence to defined processes for all Contracts and QS related operations at the site
  • Assist the corporate Functional Head in designing a standard list of items to be checked by the site QS for the verification of the bills received from contractors/ vendors
  • Ensure receipt of all necessary documents from the Corporate Contracts & Procurement team pertaining to the site's contractors
  • Continuously conduct discussions to provide feedback to contractors on their performance and perform periodic techno-commercial audits (in coordination with the concerned department) to ensure necessary corrective action plans, if required, are put in place for smooth functional operations
  • Oversee the various contracting processes (floating of enquiries, preparation for comparatives, techno-commercial negotiations, etc.) and provide necessary approvals
  • Participate in the techno-commercial negotiations along with the VP Projects, Project Finance Coordinator, concerned execution department, etc., to ensure the best contractual terms and conditions for the site are finalized
  • Ensure adherence to all defined procedures for processing various bills received from the site contractors/ vendors
  • Ensure all defined processes are followed by the site in case of issue of contract for small/ petty work as may be required from time to time
