Job Title:- Executive / Senior Executive / Manager / Senior Manager --Property Affairs Slum Rehabilitation & Redevelopment

Location:- Mumbai, Maharashtra

Experience Required:- 5 to 15 years in SRA/MHADA or Real Estate Redevelopment Projects

Job Summary:-

We are seeking a seasoned Property Affairs Executive to manage end-to-end documentation, stakeholder coordination, and site-level execution for slum rehabilitation and redevelopment projects. The ideal candidate will have deep familiarity with Annexure-II documentation, evacuation planning, society liaison, and regulatory compliance under SRA/MHADA guidelines.

Key Responsibilities:-

Survey & Data Collection

  • Conduct house-to-house surveys for new and acquired projects.
  • Prepare and maintain Annexure-II records with supporting documents.
  • Capture existing social infrastructure and utility networks in survey plans.
  • Verify and reconcile data from previous developers or societies.

Project Documentation

  • Draft and maintain the Project Document Property Affairs capturing ground realities, risks, and strategic insights.
  • Ensure confidentiality and accuracy of all documentation.

Society Coordination

  • Organize General Body Meetings (GBMs) with societies, including venue selection, police protection, and notice distribution.
  • Record minutes and resolutions of meetings.
  • Facilitate registration of societies and ongoing committee meetings.

Legal & Consent Documentation

  • Prepare and execute Common Consents, Individual Agreements, Development Agreements, and Power of Attorney documents.
  • Maintain original signed copies and ensure timely execution.

Evacuation Planning & Execution

  • Develop and document evacuation strategies with management approval.
  • Conduct GBMs to finalize rent and shifting terms.
  • Survey and record ground realities of occupants slated for evacuation.
  • Address unwillingness to vacate with strategic solutions and legal escalation.
  • Monitor evacuation progress daily and escalate issues proactively.

Site Management

  • Ensure smooth coordination between construction, sales, and local authorities.
  • Provide written updates to societies on project progress and unresolved issues.
  • Prevent unauthorized construction beyond surveyed structures.
  • Maintain functioning of existing services during phased execution.
  • Manage rent disbursal records and correspondence with occupants.

Rehab Handover

  • Coordinate allotment and possession of rehab flats/shops with liaison teams.
  • Facilitate transfer of maintenance deposits to societies.
  • Guide occupants on usage, maintenance, and bill payments.
  • Ensure closure of developer obligations post-handover.

Knowledge & Compliance Management

  • Maintain updated repository of circulars, policies, and eligibility criteria.
  • Archive all relevant forms and formats for documentation and compliance.

Required Skills & Qualifications:-

  • Strong understanding of SRA/MHADA regulations and Annexure-II protocols.
  • Experience in slum rehabilitation, redevelopment, or legal documentation.
  • Excellent stakeholder management and communication skills.
  • Proficiency in Marathi and English (spoken and written).
  • Ability to manage field teams and coordinate with government bodies.
  • High attention to detail and organizational skills.

Preferred Qualifications:-

  • Graduate in Law, Urban Planning, or Civil Engineering.
  • Certification in Property Law or Real Estate Management.
  • Prior experience with SRA projects or MHADA redevelopment schemes.
