1. Pre-Construction Responsibilities

  • Review of Drawings & Specifications:

    Study architectural, structural, and MEP drawings to understand scope and technical requirements.
  • Site Preparation & Layout:

    Ensure setting out, leveling, and surveying are accurate as per approved drawings.
  • Material Planning:

    Prepare material requirement schedules for concrete, steel, blocks, cement, etc., and coordinate with procurement team.
  • Coordination with Consultants:

    Attend kickoff meetings with architect, structural, and services consultants to clarify technical aspects.

2. Construction Phase Responsibilities

A. Execution & Supervision

  • Supervise daily site activities including excavation, foundation, RCC, brickwork, plastering, waterproofing, tiling, painting, plumbing, electrical, and finishing.
  • Ensure construction is executed as per approved drawings, specifications, and quality standards.
  • Coordinate with subcontractors for timely completion of respective works.
  • Check line, level, and alignment during every stage of construction.
  • Monitor curing, compaction, and workmanship at site.

B. Quality Control

  • Conduct regular quality checks for concrete mix, reinforcement placement, and finishing works.
  • Maintain checklists for each stage (foundation, RCC, blockwork, plaster, etc.).
  • Ensure material testing (cement, steel, cube test, sand, aggregates, etc.) is done as per IS standards.
  • Coordinate with the QA/QC engineer for inspections and approvals.

C. Progress Monitoring

  • Prepare daily, weekly, and monthly progress reports.
  • Track work progress against project schedule (using tools like MS Project or Excel).
  • Highlight delays and bottlenecks to the Project Manager with proposed mitigation measures.
  • Maintain site diaries, photographs, and measurement records.

D. Resource Management

  • Plan manpower and equipment deployment to optimize productivity.
  • Monitor material consumption and minimize wastage.
  • Verify contractor bills and measurements (R.A. bills).

E. Safety Management

  • Ensure safety protocols are followedPPE usage, scaffolding checks, and housekeeping.
  • Conduct toolbox talks and ensure compliance with site safety norms.
  • Report near-miss and incident records.

3. Coordination & Communication

  • Coordinate between various disciplines — civil, electrical, plumbing, HVAC, fire-fighting.
  • Liaise with the Project Manager, client representatives, consultants, and local authorities.
  • Facilitate site inspections and approvals from consultants.
  • Handle technical queries and ensure updated revisions of drawings are implemented on site.

4. Post-Construction Responsibilities

  • Ensure completion of snag lists/punch lists before handover.
  • Verify as-built drawings and documentation.
  • Coordinate testing and commissioning of MEP systems.
  • Support handover documentation and client walkthroughs.

5. Documentation & Record Keeping

  • Maintain site logs, material receipts, and quality records.
  • Update drawing registers, inspection reports, and correspondence files.
  • Prepare DPR (Daily Progress Report), WPR (Weekly Progress Report), and monthly summaries.
