The Assistant Property Manager is responsible for overseeing the technical aspects of property management, ensuring the efficient operation, maintenance, and improvement of buildings and facilities. This role combines technical expertise with property management skills to maintain and enhance the value of the property portfolio.Key Responsibilities:Maintenance Management:Develop and implement preventive maintenance programsOversee routine and emergency repairsManage maintenance staff and contractorsEnsure compliance with safety regulations and building codesTechnical Systems Oversight:Monitor and optimize HVAC, electrical, plumbing, and other building systemsImplement energy-efficient solutions and sustainability initiativesOversee building automation systems and technology upgradesProject Management:Plan and oversee renovation and improvement projectsManage capital expenditure projectsCoordinate with contractors, architects, and engineersBudget and Financial Management:Prepare and manage operational and capital budgetsAnalyze and control expenses related to building operationsIdentify cost-saving opportunitiesVendor Management:Select and manage service providers and contractorsNegotiate and oversee service contractsEnsure quality of work and adherence to contractual obligationsRegulatory Compliance:Ensure properties meet all relevant local, state, and federal regulationsManage inspections and obtain necessary permits and certificationsStay updated on changes in building codes and regulationsTenant Relations:Respond to technical inquiries and concerns from tenantsCoordinate with property management team on tenant-related issuesAssist in tenant move-ins and move-outs regarding technical aspectsReporting and Documentation:Prepare regular reports on building performance and maintenance activitiesMaintain accurate records of all technical aspects of propertiesDocument and track all maintenance and repair activitiesQualifications:Bachelor's degree in engineering, Facilities Management, or related field5+ years of experience in technical property management or facilities managementStrong knowledge of building systems, construction, and property operationsFamiliarity with building codes and regulationsProject management experienceProficiency in property management software and MS Office suiteExcellent problem-solving and communication skillsLeadership and team management abilitiesThis job description provides a comprehensive overview of the role of a Assistant Property Manager.
