About the Role

We are seeking a
Residential Property Manager
with strong
technical and facilities management knowledge
to oversee day-to-day operations of a residential complex in Ludhiana. The ideal candidate will ensure smooth upkeep of the property, manage tenant relationships, supervise technical/maintenance teams, and implement cost-effective solutions for long-term asset value.

Key Responsibilities

  • Manage day-to-day operations of the residential property, including maintenance, security, and tenant services.
  • Supervise vendors, housekeeping, and technical/engineering teams (electrical, plumbing, HVAC, DG sets, lifts, STP, etc.).
  • Conduct regular property inspections to ensure preventive and corrective maintenance.
  • Oversee technical aspects such as building systems, utility operations, fire safety equipment, and AMC contracts.
  • Handle tenant communication, complaints, and ensure high satisfaction levels.
  • Monitor budgets, OPEX/CAM costs, and optimize operational efficiency.
  • Ensure compliance with local municipal and safety regulations.
  • Maintain proper documentation of contracts, vendor agreements, and statutory records.
  • Coordinate with owners, RWA, and facility staff for smooth functioning.

Requirements

  • 5–10 years of experience in
    residential property / facility management
    .
  • Strong knowledge of building systems (DG sets, HVAC, lifts, STP, electrical, plumbing).
  • Excellent communication, negotiation, and people management skills.
  • Ability to handle multiple vendors, contractors, and technical teams.
  • Proficient in MS Office and facility management software (if any).
  • Based in or willing to relocate to
    Ludhiana
    .
