Key Responsibilities BDM (Interior Sales)

  1. Lead Generation & Business Development

  2. Identify and generate leads through various channels including real estate tie-ups, referrals, online platforms, exhibitions, and cold calling

  3. Visit potential sites, gated communities, and under-construction buildings to meet property owners and builders
  4. Build relationships with channel partners like architects, builders, property dealers, and suppliers

  5. Offline Marketing & Branding

  6. Conduct field visits for offline promotions like flyers, brochures, standees, and project displays

  7. Represent the company at expos, housing events, and local marketing campaigns
  8. Identify local marketing opportunities to promote the brand in residential and commercial zones

  9. Client Meetings & Sales Conversion

  10. Engage with clients through calls, walk-ins, and on-site meetings

  11. Understand client design and budget requirements
  12. Arrange and attend design consultations and site inspections with the technical team
  13. Convert leads into projects with customized proposals and professional presentations

  14. Quotation & Negotiation

  15. Coordinate with estimation/design team to prepare BOQs and quotations

  16. Present proposals and negotiate prices and timelines effectively to close deals

  17. Coordination & Project Handover

  18. Liaise between clients and internal departments (design, execution, procurement)

  19. Ensure proper documentation, contract signing, and payment schedules
  20. Monitor progress and ensure smooth handover

  21. Reporting & CRM

  22. Maintain inquiry logs, conversion status, and daily reports

  23. Use CRM software to track leads and follow-ups

Key Skills for BDM Interior Design Industry

Sales & Client Acquisition

  • Lead generation (online, referrals, real estate tie-ups)
  • Cold calling, follow-ups & client pitching
  • Converting inquiries into projects
  • CRM tools usage

Industry & Product Knowledge

  • Understanding of interior design concepts, materials, and execution processes
  • Knowledge of modular furniture, false ceiling, lighting, finishes, etc.
  • Awareness of market trends and competitor offerings

Communication & Negotiation

  • Strong verbal and written communication
  • Excellent presentation skills
  • Client handling, proposal making, and price negotiations

Project Coordination

  • Coordinating between design, execution & procurement teams
  • Site visits to assess requirements and communicate with clients
  • Timely project updates and issue resolution

Marketing & Branding

  • Social media handling (Instagram, Facebook, WhatsApp Business)
  • Assisting in brand visibility through events, expos, and collaborations
  • Content coordination with design/marketing teams

Reporting & Documentation

  • Maintaining inquiry tracker, weekly reports, and target achievements
  • Quotation preparation and documentation handling
  • MIS reporting to higher management

Qualification:

  • Any Graduate / MBA in Sales & Marketing preferred
