Key Responsibilities:1. Building Operations & Maintenance

  • Oversee operation and maintenance of all MEP (Mechanical, Electrical, Plumbing), HVAC, fire safety, elevators, DG sets, STP, WTP, and other critical building systems.
  • Ensure preventive and corrective maintenance schedules are implemented and documented.
  • Coordinate with vendors, contractors, and service providers for facility services (housekeeping, security, landscaping, pest control, etc.).
  • Ensure minimal downtime of building systems and timely resolution of complaints.

2. Safety, Security & Compliance

  • Ensure adherence to fire safety, health, and environmental regulations.
  • Conduct regular safety audits, mock drills, and inspections.
  • Maintain all statutory records and ensure timely renewals (fire NOC, lift license, pollution control, etc.).
  • Implement emergency preparedness and disaster management procedures.

3. Vendor & Staff Management

  • Supervise facility staff, including maintenance technicians, housekeeping, and security personnel.
  • Evaluate vendor performance, negotiate contracts, and ensure service level compliance.
  • Manage attendance, shift schedules, and performance appraisals of facility staff.

4. Budgeting & Cost Control

  • Prepare and manage annual facility management budgets.
  • Monitor operating expenses, energy consumption, and maintenance costs.
  • Identify cost-saving opportunities without compromising quality and safety.

5. Tenant / Occupant Relations

  • Act as the single point of contact for all tenants or occupants regarding facility-related issues.
  • Ensure timely response to complaints, feedback, and service requests.
  • Conduct regular meetings and feedback sessions with occupants to maintain satisfaction levels.

6. Documentation & Reporting

  • Maintain detailed records of maintenance schedules, AMC contracts, equipment logs, and inventory.
  • Prepare periodic facility management reports for management review.
  • Ensure digital record keeping and facility audits are up to date.
