Job Description — Operations Head (Real Estate)

Position: Operations Head

Department: Operations / Project Management

Location: Chennai

Reporting To: Managing Director

Role Overview

The Operations Head is responsible for overseeing, optimising, and driving end-to-end operational excellence across multiple real estate projects including layouts, apartments, villas, and commercial developments. The role ensures seamless coordination between project execution, statutory approvals, procurement, sales support, customer handover, and all cross-functional teams. This senior leadership position demands strong technical expertise, process management skills, and exceptional people leadership.

Key Responsibilities

1. Project Execution & Delivery

• Lead the execution of all real estate projects from planning to completion.
• Monitor project schedules, milestones, BOQs, budget utilisation, and contractor performance.
• Conduct periodic site visits, quality checks, and safety audits.
• Troubleshoot operational bottlenecks and ensure on-time project delivery within approved budgets.

2. Approvals, Compliance & Documentation

• Ensure timely completion of all statutory approvals including NOCs, RERA, CMDA/DTCP, local body approvals, and compliance documentation.
• Coordinate effectively with liaison, legal, architects, and government authorities to fast-track processes.
• Maintain thorough documentation for land, approvals, agreements, and handover files.

3. Operations Management

• Develop, implement, and refine SOPs for all operational functions.
• Drive digital transformation through dashboards, automated reporting, and operational KPIs.
• Coordinate across Sales, CRM, Engineering, Finance, Legal, and Admin teams.
• Set monthly/quarterly operational targets and conduct performance reviews.

4. Vendor, Contractor & Procurement Management

• Identify, onboard, and manage vendors/contractors for civil, electrical, plumbing, surveying, layout development, and infrastructure works.
• Ensure adherence to SLAs, quality standards, timelines, and cost parameters.
• Approve procurement plans, material requests, and contractor bills.

5. Sales & Customer Support Alignment

• Provide Sales team with updated project information, site readiness, and documentation support.
• Facilitate plot marking, topo surveys, approvals, and customer-facing documents.
• Address escalated customer issues related to project progress, registration, amenities, or handover.
• Ensure CRM receives timely and accurate operational updates for customer communication.

6. Team Management & Leadership

• Lead and manage project managers, engineers, site supervisors, CRM/operations staff, and support teams.
• Recruit, train, mentor, and evaluate team members for improved performance.
• Foster a culture of accountability, process discipline, and operational transparency.

7. MIS, Reporting & Board Reviews

• Prepare weekly/monthly MIS reports on project progress, costs, risks, and compliance.
• Present operational updates and strategic insights to the Managing Director/Board.
• Identify risks, delays, or cost escalations and propose corrective measures proactively.

Key Skills & Competencies

• Expertise in real estate project execution (layouts, apartments, villas, commercial).
• Strong understanding of CMDA/DTCP/TNRERA approval workflows.
• Excellent planning, coordination, and analytical skills.
• Proven leadership and people management capabilities.
• Strong negotiation and vendor/contractor management ability.
• Proficiency in AutoCAD, MS Office, and project management tools.
• Ability to work under pressure, manage multiple projects, and handle crisis situations.

Educational Qualification

• B.E / B.Tech in Civil Engineering / Any degree.
• MBA in Project Management / Operations (added advantage).

Experience

• 10–15+ years of experience in real estate operations or project management.
• Experience managing multiple real estate projects end-to-end.
• Exposure to plotted layouts, township developments, or residential projects is highly preferred.

Job Type: Full-time

Pay: ₹75, ₹150,000.00 per month
