Role Overview:

The role will be a strategic financial leader supporting the CEO in driving the financial health, governance, and growth of the annuity business. The role combines deep financial expertise with strong commercial acumen in the retail real estate sector. He/she will oversee financial planning & analysis, treasury, compliance, and risk management, while partnering with business leaders to optimize rental revenues, operating costs, and investment returns.

Key Responsibilities

1. Strategic Financial Leadership

  • Support the CEFO in defining financial strategy aligned with business objectives.
  • Provide financial insights to support leasing, asset management, and expansion decisions.
  • Drive financial modelling and scenario analysis for new retail centres, redevelopments, and tenant mix optimization.

2. Financial Planning & Analysis (FP&A)

  • Lead budgeting, forecasting, and long-term financial planning processes.
  • Track and analyze revenue from rentals, CAM (common area maintenance), and other income streams.
  • Monitor KPIs such as occupancy rates, yield, IRR, tenant performance, and footfall-to-sales ratios.

3. Accounting & Compliance

  • Oversee financial reporting in accordance with statutory requirements, IFRS/IND-AS, and internal standards.
  • Ensure compliance with tax regulations, GST, and other applicable financial laws.
  • Strengthen internal controls, audit readiness, and governance frameworks.

4. Treasury & Risk Management

  • Manage cash flow, working capital, and debt obligations.
  • Optimize capital structure and funding strategies for projects.
  • Identify and mitigate financial, operational, and regulatory risks.

5. Business Partnering & Stakeholder Management

  • Collaborate with leasing, operations, design, and projects teams to provide financial insights.
  • Partner with investment partners, lenders, auditors, and regulatory authorities.
  • Present financial performance and projections to senior leadership and the Board.

6. Team Leadership & Development

  • Mentor finance managers and analysts to build a high-performing finance team.
  • Drive automation and technology adoption in finance processes (ERP, BI dashboards, RPA).

Qualifications & Experience

  • Chartered Accountant (CA) or MBA in Finance; CPA/CFA preferred.
  • 1218 years of progressive experience in finance
  • Strong background in retail real estate, commercial leasing, or asset management.
  • Proven track record in FP&A, treasury, and capital structuring for large-scale businesses.
  • Experience in managing lender relations, investor reporting, and compliance in real estate sector.

Key Skills

  • Strategic thinking with strong commercial orientation.
  • Analytical ability to interpret complex financial data into actionable insights.
  • Strong knowledge of retail rental economics (lease models, revenue share, CAM, tenant performance).
  • Excellent leadership, communication, and stakeholder management skills.
  • Proficiency in ERP and financial analytics tools.
