We are seeking an experienced Legal Advisor to strengthen our legal framework and support our growing portfolio of projects.

Position Overview:

The Legal Advisor will oversee and manage all legal activities related to land acquisition, property development, compliance, documentation, and litigation. The ideal candidate must have 10+ years of proven experience in real estate law, including expertise in property due diligence, RERA compliance, contracts, land laws, and regulatory matters.

Key Responsibilities:

  1. Legal Due Diligence & Land Acquisition

  2. Conduct thorough legal due diligence for land purchases, joint development agreements (JDAs), and property-related transactions.

  3. Verify title deeds, RTC, mutation records, EC, survey maps, and related land documents.

  4. Identify legal risks, discrepancies, or encumbrances and provide recommendations.

  5. Documentation & Contracts

  6. Draft, review, and negotiate legal documents such as:

– Sale agreements

– Sale deeds

– Power of Attorney

– Development agreements

– Lease agreements

– MOUs and other contractual documents

  • Ensure compliance with state-specific real estate laws and regulatory requirements.

  • Regulatory Compliance

  • Ensure 100% compliance with RERA, urban development authorities, town planning departments, and other regulatory bodies.

  • Handle approvals related to land conversion, layout sanction, building permits, and other statutory requirements.

  • Keep the management updated on changes in laws, regulations, and legal procedures.

  • Litigation Management

  • Represent the company in property-related disputes, civil matters, and legal hearings.

  • Coordinate with external lawyers and track litigation progress.

  • Prepare legal notices, replies, and affidavits as required.

  • Advisory & Risk Management

  • Provide legal guidance to management on strategic decisions, investments, and project planning.

  • Identify potential legal risks and propose proactive solutions.

  • Ensure proper maintenance and confidentiality of legal records.

  • Stakeholder Coordination

  • Liaise with government authorities, revenue offices, and legal consultants.

  • Support sales, projects, and procurement teams with legal clarifications and documentation.

Required Qualifications & Skills:

Education: Bachelor's degree in Law (LLB); LLM preferred.

Experience: 10+ years of specialized experience in real estate law (mandatory).

  • Strong understanding of Karnataka land laws, RERA, stamp duty & registration processes.
  • Proven expertise in property due diligence and title verification.
  • Excellent drafting, negotiation, and communication skills.
  • Ability to work independently, manage multiple cases, and make informed decisions.
  • High level of integrity, professionalism, and attention to detail.
