Role Overview
Maintenance Manager will be responsible for ensuring seamless operations, safety, and upkeep of all technical and infrastructural assets across IKSANA centers. This is not just a maintenance role it is a managerial and strategic position that requires conceptual thinking, execution excellence, analytical capability, and strong ownership.
We want someone who can create, strategize, implement, and then own the plan from concept to execution — ensuring long-term operational excellence and sustainability.
The ideal candidate will be a proactive professional capable of designing systems, driving innovation, and managing performance across all IKSANA facilities.
Key Responsibilities
1. Strategic Maintenance Planning
- Develop and implement preventive and predictive maintenance programs across all IKSANA centres.
- Create comprehensive maintenance SOPs, schedules, and annual maintenance calendars.
- Plan and monitor energy, water, and diesel consumption to ensure optimal cost efficiency.
- Prepare and manage annual maintenance budgets and control operational expenses.
2. Equipment & Systems Management
- Supervise maintenance and servicing of all MEP systems (Mechanical, Electrical, and Plumbing Systems) — Such as DG sets, lifts, water pumps, centralized ACs, split/window units, and fire safety systems.
- Ensure regular AMC renewals, vendor service compliance, and accurate maintenance logs.
- Manage the upkeep of furniture, electrical fittings, plumbing, and building maintenance.
3. Data Analysis, Reporting & MIS
- Prepare and present Daily, Weekly, Fortnightly, Monthly, Semi-Annual, and Annual maintenance and consumption MIS reports.
- Perform root-cause analysis for breakdowns and initiate corrective actions.
- Support management decision-making through detailed data analysis and performance dashboards.
- Actively participate in management meetings by presenting insights, reports, and recommendations.
4. Technology, Documentation & Implementation
- Be technically sound and proficient in MS Office (Excel, PowerPoint, Word) and Microsoft Teams for documentation, presentations, and virtual coordination.
- Design and implement SOPs and company policies related to facility management, safety, and maintenance processes.
- Ensure real-time data tracking and digital documentation for all maintenance activities.
5. Vendor & Team Management
- Lead an in-house maintenance team and manage external vendors, ensuring adherence to SLAs and quality benchmarks.
- Evaluate vendor performance and initiate process improvements.
- Oversee material procurement, cost control, and inventory management for maintenance supplies.
6. Safety, Compliance & Sustainability
- Ensure full compliance with statutory and safety norms for electrical systems, fire equipment, and building maintenance.
- Conduct periodic fire drills, equipment testing, and safety audits.
- Drive eco-friendly initiatives for energy conservation, waste management, and water efficiency.
7. Innovation & Ownership
- Introduce new methods, tools, and systems to enhance maintenance efficiency and sustainability.
- Take end-to-end ownership of all maintenance strategies, from planning to execution and review.
Key Skills & Competencies
- Strong technical knowledge of MEP (Mechanical, Electrical & Plumbing) systems.
- Proficiency in MS Excel, PowerPoint, Word, and Microsoft Teams.
- Ability to create and analyse MIS reports and operational dashboards.
- Strategic mindset with a hands-on approach to implementation.
- Strong decision-making, leadership, and analytical skills.
- Effective communication and presentation abilities.
- Ability to draft and implement SOPs and policies for operational excellence.
Qualifications & Experience
- Diploma/Degree in Electrical, Mechanical, or Civil Engineering.
- 10–15 years of experience in facilities or maintenance management, preferably in hospitality, coworking, or commercial real estate sectors.
- Proven experience managing multi-site maintenance operations and AMCs.
- Demonstrated ability to conceptualize, strategize, and implement maintenance programs.
