Designation: Senior Project Coordinator
POSITION OBJECTIVE:
· Support by monitoring multiple construction projects, through planning and
coordination, to positively impact project outcomes. Monitor timely inputs to project
sites such as information and resources by coordinating with functional departments.
Review Schedules for accuracy and conformance to project goals, monitor progress,
advice to forestall deviations and provide insightful reports to the Construction Head.
Reports to: CONSTRUCTION HEAD

Location Of Work: Mumbai Office. Borivali (West)
DETAILED ROLE
1. Pre-construction stage
· Understand project phasing, timelines, milestones and costs. Oversee pre-construction
activities and integrate inputs from various sources in order to achieve expeditious
design development, engineering and procurement.
· Assist in the pre-qualification and finalization of contractors/vendors. Review Contract
Documents and suggest improvements.
· Coordinate to develop a comprehensive and detailed Project Plan. Provide specific
schedules to each department such as Architecture, Liaison, Contracting, Purchase and
Execution, which are all aligned to the Master schedule.
· Review the Schedules provided by Contractors and align them with stated Contract
Schedules and detailed schedules.
· Monitor information flow to ensure timely quantity survey, tendering, work orders,
and material procurement.
· Review DBRs, design, specifications and BOQ. Provide value engineering inputs.
2. Mobilisation stage
· Review Site Development Plan and suggest improvements.
· Review construction equipment plan and suggest improvements.
3. Support to Marketing / Sales
· Support the Project Managers to assist Marketing and Sales departments with Product
Launch, promotional events and development of Sample Flat/ Sales Offices.
4. Construction
· Review 'Good For Construction' drawings and ensure removal of ambiguities.
· Direct the preparation of task-level and resource-level plans. Verify same. Provide
detailed schedules to Project Sites.
· Support Project sites to ensure construction as per plan and specifications.
· Review Formwork/Support Design and Concrete pouring methods for large pours /
non-standard slab heights and structures. Obtain advice from consultants as required
and ensure safety and quality of execution.
· Oversee timely issue of drawings, work orders and materials.
· Act as technical advisor to contractors and engineers.
· Monitor progress. Address issues and discrepancies proactively. Advise corrective and
preventive actions to control Schedule, Quality, Cost and Safety.
· Hold regular structured progress review meetings at each site and report status to
Construction Head.
· Through coordination with external resources and functional departments, ensure
timely flow of information, materials and resources to the sites.
· Oversee to ensure that Housekeeping / Health and Hygiene / Safety Audits are
conducted regularly.
· Oversee planning and implementation of pre-monsoon work including with respect to
specific monsoon related hazards such as protection from the storm, loose items on
exposed slabs, live wires in wet areas, weatherproof switches and sockets, operation
of dewatering pumps, weather proof power outlets and their safe operation by trained
personnel.
· Oversee inventory levels, advise corrections or site to site transfers where needed.
· Coordinate with Sales/ Architects/ Consultants/ construction team for processing
client-modification-requests.
· Monitor testing and commissioning of all service installations. Assist Liaison Architect
in ensuring readiness for inspections by Authorities for NOCs and OC.
5. Closure phase
· Review constructability and maintainability of design and suggest improvements for
future projects.
· Review improvements to Contract Clauses, for implementation in future projects.
· Evaluate the performance of all Contractors, report and recommend corrective
actions.
6. Reports
· Provide regular updated reports, fortnightly/Monthly, on project progress.
· Provide MOMs of Site Coordination meetings, Engineering Coordination meetings and
Internal Review Meetings.
· Provide timely intimations of possible deviations / variations and their impact on Time
and Cost.
7. MIS & Records
· Ensure timely inputs for the generation of construction-related MIS.
· Ensure maintenance and safekeeping of all project-related records.
8. Implementation of Systems & Processes
· Review and recommend improvements of systems and processes to increase
productivity.
· Ensure that all SLAs are adhered to.
· Monitor industry trends in the construction domain and use data obtained to influence
and refine processes and systems utilized internally.
CANDIDATE PROFILE
· Diploma / Degree in Civil Engineering from recognized University. Preferably with
Post Graduate qualifications in construction management.
· An experience of 15 to 20 years in the field of real estate residential / commercial
construction projects, as Project Manager / Project Coordinator.
· Proven competence in managing real estate Project Sites consisting of high multistoried
towers, preferably in Mumbai.
· Flair for Planning, Coordination, problem solving, scheduling and expediting.
