About the Role:

We are looking for a dynamic and experienced Property Sourcing Team Lead / Manager to head our

sourcing initiatives for commercial real estate. This role will be instrumental in identifying, onboarding,

and managing a portfolio of commercial properties, ensuring alignment with client requirements and

business goals.

Key Responsibilities:

Leadership & Team Management:

● Lead and manage the entire property sourcing team - including, training, and mentoring.

● Set individual and team KPIs, ensure timely goal setting, performance tracking, and regular

reviews.

● Create a high-performance culture with strong accountability and team collaboration.

Strategic Sourcing:

● Own and execute the sourcing strategy for commercial real estate assets - office, retail, industrial,

and co-working.

● Identify and build relationships with property owners, developers, IPCs, local brokers, and key

market stakeholders.

● Ensure consistent inflow of qualified listings to support the sales and leasing teams.

Market Intelligence & Network Development:

● Stay ahead of market trends, micro-market developments, new project launches, and competitor

activities.

● Build and manage a comprehensive and real-time inventory of commercial spaces.

Collaboration & Coordination:

● Work closely with internal teams (sales, legal, finance, marketing) to align sourcing efforts with

client and business requirements.

● Ensure prompt and effective sharing of listings and property options with the business team.

Quality Control & Due Diligence:

● Ensure legal, technical, and commercial verification of all sourced properties.

● Maintain high standards of data accuracy, documentation, and compliance.

Reporting & Performance Monitoring:

● Monitor team output through regular performance reviews and MIS reports.

● Present sourcing updates, inventory status, and team performance metrics to senior leadership.

● Identify gaps and take corrective actions to improve team output and sourcing efficiency.

Skills & Qualifications:

● Communication: Strong verbal and written communication skills.

● Location Expertise: Must have excellent knowledge of Mumbai locations and real estate market.

● Negotiation Skills: Experience in handling landlords and property owners.

● Travel Requirements: Comfortable traveling across Mumbai as per job needs.

● Vehicle Requirement: Must have a 2-wheeler and a valid driving license (Mandatory).

● Proficiency in MS Office, CRM systems, real estate portals, and sourcing databases.
