**Job Summary**:
The Liaisoning Officer is responsible for securing necessary approvals, licenses, and clearances from various government and regulatory authorities for real estate projects. The role requires in-depth knowledge of regulatory requirements, excellent negotiation skills, and the ability to build relationships with government officials and regulatory bodies.
**Key Responsibilities**:
**Regulatory Compliance & Approvals**:
- Obtain and renew necessary permits, licenses, and approvals (e.g., land clearance, environmental, zoning, building permits) from various government and municipal authorities.
- Ensure all projects comply with local, state, and national regulations, including Real Estate Regulatory Authority (RERA) guidelines.
- Conduct regular checks to verify adherence to all regulatory requirements.
**Liaison with Government Authorities**:
- Serve as the primary point of contact with government departments, regulatory bodies, and municipal authorities.
- Build and maintain strong relationships with officials to expedite the clearance process.
- Coordinate with departments like Town Planning, Environmental, Municipal, and Fire Safety authorities for timely approvals.
**Documentation and Compliance Management**:
- Prepare and manage documentation required for project approvals, renewals, and other regulatory submissions.
- Keep accurate records of all correspondences, approvals, and related documents.
- Maintain a tracker for the status of all pending approvals, licenses, and permits, ensuring timely follow-up.
**Coordination with Project Teams**:
- Collaborate with project managers, architects, and other internal teams to understand project requirements and communicate regulatory conditions.
- Assist the project team in interpreting and complying with legal and regulatory requirements throughout the project lifecycle.
**Monitoring Legal Developments**:
- Keep up-to-date with changes in real estate regulations, local laws, and government policies that may affect ongoing and future projects.
- Advise senior management on changes in policies and regulations and their potential impact on business activities.
**Negotiation & Issue Resolution**:
- Address challenges and resolve issues that may arise during the approval and clearance process.
- Negotiate with government officials to obtain necessary waivers, extensions, or special permissions when required.
**Reporting**:
- Prepare regular reports on the status of approvals, licenses, and regulatory compliance for review by senior management.
- Document challenges faced, resolutions made, and any risks associated with pending approvals.
**Qualifications**:
- **Education**: Bachelor’s degree in Law, Business Administration, Urban Planning, or a related field. A Master's degree or relevant certifications in real estate or regulatory compliance is a plus.
- **Experience**: Minimum of 5-7 years of experience in liaisoning, preferably within the real estate sector.
- **Knowledge**: Familiarity with local, state, and national regulatory frameworks for real estate, including zoning laws, environmental guidelines, and RERA.
**Skills**:
- **Regulatory Knowledge**: Strong understanding of regulatory and legal requirements for real estate projects.
- **Communication**: Excellent verbal and written communication skills to interact with government officials and internal stakeholders.
- **Relationship Building**: Ability to establish and maintain productive relationships with government authorities.
- **Problem Solving**: Strong negotiation and conflict-resolution skills.
- **Attention to Detail**: Ability to manage large volumes of documentation and regulatory compliance requirements.
**Key Competencies**:

- Strong organizational skills to manage multiple projects simultaneously.
- Ability to work under pressure and meet deadlines.
Pay: Up to ₹200,000.00 per month
