**Key Responsibilities**:
**Client Consultation**: Meet with clients to understand their financial situations and homeownership goals. Assess their eligibility for various home loan options.

**Market Research**: Stay updated on current mortgage rates, loan products, and lending policies to offer clients the most suitable options.

**Financial Analysis**: Analyze clients' financial data, credit history, and debt-to-income ratios to determine their borrowing capacity and help them choose the right loan program.

**Recommend Loan Options**: Provide clients with information on various home loan options, including fixed-rate mortgages, adjustable-rate mortgages, FHA loans, VA loans, and more, and make recommendations based on their needs and financial situation.

**Negotiation**: Negotiate terms, interest rates, and conditions with lending institutions on behalf of clients to secure the best possible loan terms.

**Client Education**: Educate clients about the entire mortgage process, including down payments, closing costs, and the responsibilities of homeownership.

**Networking**: Build and maintain relationships with real estate agents, lenders, appraisers, and other professionals in the real estate industry to generate referral business.

**Qualifications**:

- Bachelor's degree in finance, economics, or a related field (preferred).
- State-specific mortgage licensing as required.
- Proven experience in mortgage lending, banking, or a related field.
- Strong understanding of real estate and mortgage lending processes.
- Excellent communication and interpersonal skills.
- Knowledge of current market trends and lending regulations.
- Analytical and problem-solving abilities.
- Attention to detail and strong organizational skills.
- Ability to work independently and as part of a team.
- Proficiency in financial analysis tools and mortgage software.
