Helpdesk Executive
Property and Asset Management

What this job involves

You will be ensuring that all services are maintained and supporting the Property Manager / Assistant Property Manager your team leader for coordinating for issues with client and occupants. Your key deliverables will be to:
**JOB Description**:
Liaise with internal tenants & various external clients to maximize revenues.

Coordinate with mall management team and organize various exhibitions, promotions to generate revenue and also increase foot fall to the mall. These can be very specific, to cater a category/ Floor which is under performing. He/she should be able to evaluate the look and feel of the mall.

Develop strategies and tactics to get the word out about our company and drive qualified traffic to our front door simultaneously working on the methodology to capture the data of visiting customers. Post the same data can be used for CRM analysis and information to be infer from those data for a better TD.

Build strategic relationships and partner with key industry players, agencies and vendors.

**JOB Description**:
2. Clarification to tenants regarding any invoice related issues and escalating any required issues to top level managers if require intervention.
3. Preparation of ageing sheets on Weekly & Monthly basis pertains to Punjagutta Mall.
4. Depositing Cheques in Bank Regular basis.
5. Updating TOD on Regular Basis.
6. Sharing Outstanding Statements to all Retail Partners, ( i.e.) Regular Outstanding, 180 day.
7. Outstanding and 365 days Outstanding for Punjagutta Mall.
8. Feedback from Customer.
9. Lost and found reports.
10. Footfall reports/ sales reports.
11. General rounds of mall, ensuring Housekeeping.
12. Compiling of Tenant contact reports.
13. Customer complaint attendance.
14. Tenant complaint and resolving within TAT time.
15. Creative, standy's checklists.
16. Housekeeping snags update and follow ups.
17. Technical complaints to be updated and follow up for rectification and closure of complaints.
18. Assisting marketing team for events organise/ promotions.
19. Updating of tenant data.
20. Distribution of invoice to all tenants.
21. Follow up from security for footfall/ security concerns.
22. Collecting required Utility breakup information from technical department & sharing the same with tenants and escalating the utility related queries regarding invoicing to technical department.
23. Also, arranging and escalating issues of Retail Partners to consent personal so get resolved as soon as Possible.
24. Discussing with Store Manager for Payments and putting pressure for Payments.
25. Assuring the Details send to Retails are up to date and Correct.
26. Coming up with suggestions to enhance the event’s success.

**Reporting**:
You will be working with our operations team and reporting to the Property Manager and Client.

Being Analytical and Meticulous
Your role will involve coordination with various teams. You will be paying attention to detail and have excellent problem-solving skills. You will be using logic to trouble shoot problems; and assign and monitor financial aspects. You should have a good knowledge of the working procedures.

**Qualifications**:
You will have a Degree / Diploma in finance/ marketing/ MBA/ Accounting OR any equivalent, with min 2-3 years of work experience in Real Estate/ Hotel or Construction Industry/ CRM/ Helpdesk.
