The Leasing Team has end to end accountability and ownership of business & client development, client funnel management, commercial negotiations and deal closures for rental portfolio. The team works closely with the top management to take the rental assets to market (GTM).
- The team also works with cross functional teams such as design, operations strategy, legal and finance to structure innovative solutions for customers. Clientele may include large marquee clients/global brands across Offices, Retail and Lifesciences and national/regional brands.
- Identify and evaluate potential retail tenants for our properties in Mumbai, ensuring alignment with our brand and target market.
- Conduct market research to understand the local retail landscape, including competitor analysis and consumer preferences, to develop effective leasing strategies.
- Initiate and maintain relationships with prospective tenants, brokers, and industry professionals to expand our network and attract quality tenants.
- Negotiate lease terms and conditions, including rental rates, lease duration, and tenant improvement allowances, while ensuring compliance with company policies and legal requirements.
- Collaborate with cross-functional teams, including legal, operations, and finance, to facilitate smooth leasing transactions and ensure timely occupancy of retail spaces.
- Prepare and present leasing proposals, financial analyses, and market reports to stakeholders, providing insights and recommendations for decision-making.
- Oversee lease administration activities, including lease documentation, tenant onboarding, and ongoing lease management.
- Monitor and analyze market trends, rental rates, and tenant performance to identify opportunities for rental growth and optimize the value of our retail properties.
