Key purpose of the job: The role is responsible for formulation and execution of business strategies and ensuring end to end leasing of office and retail properties.The position is responsible to generate transaction revenue through leasing for the company by developing, maintaining and enhancing targeted client relationships. The role also necessitates knowledge of key real estate dynamics such as demand, supply, absorption, vacancy etc. and other related economic drivers of real estate.StrategicProvide strategic inputs on zoning, tenant mix, promotions/marketing, facility & finance managementFormulate the leasing strategy and develop the leasing plan in coordination with the stakeholdersSupport in developing and implement policies and procedures pertaining to Commercial leasing of offices and supporting retail with the aim to improve efficienciesConceptualize, develop and create strategies, policies, and procedures that will maximize tenant occupancy.Review, analyse & advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligationsOperationalLead generation activities & identification of prospective clients.Provide budget re/forecast information to ensure that the budget realistically reflects projected leasing activityLiaise with International Property Consultants, Approach key retail national and international brands for leasing of space, to ensure healthy pipeline of leadsDrive key client relationships & manage existing relations of the company formulate MIS Reports for the ManagementWork closely with tenant representatives, attorneys, and brokers, following through to completion of the final lease documentAssist by providing relevant inputs in developing project collaterals and marketing materials in coordination with marketing teamCo-ordinate with various departments viz. Design, Legal, project management and asset management for timely execution of leasing targetsManage relationship with key retailers including providing support in resolution of retailer disputes wherever requiredOversee the administration and integration of leasing and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of achieving target rental income and planned occupancy levelsDevelopmentalKeep abreast with latest development in area of workInternal & External InteractionsInternal: Leasing Head, Business Heads, Legal Team, Project Management Group, Marketing, Finance Team, Asset & Property Management TeamExternal: Consultants, Vendors, IPCs, Customers, Tenants, Tenant RepresentativesEducation & Experience Requirement:MBA with a minimum of 13+ years of leasing experience across commercial assets/with leading developers and international property consulting firms. Financial acumen/comfortable with excel/ability to structure and appreciate financially sound transactionsExperience across the retail value chain strategy, business development / leasing and mall operationsShould have established working relationships with tenant representatives/clients and IPC’s
