Job Opportunity:

About the Position:

This role oversees a portfolio of commercial properties owned by various funds and joint ventures. The successful candidate will meet lender, tax, and investor requirements by collaborating closely with third-party property teams who manage day-to-day accounting operations using an accounting platform.

Key Responsibilities:

  • Manage property level accounting, including rent rolls, lease maintenance, cash management, financial reports, annual budgets, quarterly budget re-projections, tax basis amortization, depreciation calculations, and loan compliance.
  • Review and approve operating and tax escalations, annual estimates, quarterly and annual reconciliations, cost pools, expense caps, exclusions, gross ups, and base year calculations.
  • Prepare unaudited financial reports, provide comprehensive audit support, and prepare audited financial statements with footnotes (FV and Tax Basis).

Additional Responsibilities:

  • Joint Venture Accounting: Review and comply with operating agreements, prepare financial reporting on a consolidation or combined level, calculate and process management fees, and calculate income allocations, including waterfalls.
  • Acquisitions: Work with the Acquisitions team to review diligence materials, review settlement statements, review estoppels, record opening entries, and monitor post-closing activity for true-up with Seller.
  • Dispositions: Work with the Disposition team to respond to Buyer diligence requests, prepare prorations, work with third-party teams to prepare estoppels, and prepare and record closing entries, including gain/loss calculation.

Skill & Experience:

  • 5-8 years of property accounting experience, with the majority in commercial real estate.
  • Experience with Funds and/or Joint Ventures, fair value GAAP, tax accounting, IFRS, TRS (Taxable REIT Subsidiaries), tenant recoveries (CAM), waterfall calculations, year-end audit, loan compliance, and financial software systems applications.
