Role Overview

The Property Acquisition Associate plays a crucial role in identifying and securing ideal locations for new retail stores. This involves conducting market research, evaluating local demographics, and assessing property suitability based on location, accessibility, and visibility.

Key Responsibilities:

  • Market Research & Property Identification: Conduct thorough market research and analysis to identify potential locations for new retail stores, taking into account local demographics, footfall potential, and competitive landscapes.
  • Site Visits & Initial Assessments: Conduct site visits to assess property suitability based on location, accessibility, and visibility, and prepare detailed reports with key findings and recommendations for shortlisted properties.
  • Negotiation Support: Assist senior managers in negotiating lease terms, rental agreements, or purchase contracts with landlords or brokers, gathering necessary documents and coordinating follow-ups with property owners or agents.
  • Coordination & Documentation: Work closely with legal and finance teams to compile and review documents related to property acquisition and agreements, maintain updated records of property details, contracts, and approvals.
  • Vendor & Broker Relations: Build relationships with brokers, agents, and developers to stay informed about new property listings, coordinate and manage broker communications and property inquiries.
  • Regulatory & Compliance Assistance: Ensure all legal, zoning, and regulatory requirements are met for selected properties, support in obtaining necessary permits and approvals in coordination with relevant teams.
  • Reporting & Feedback: Prepare regular updates and summaries on property acquisition progress for the team or management, provide feedback on challenges and opportunities during the acquisition process.

Required Skills & Qualifications

Strong interpersonal and communication skills are essential for this role. Additionally, a basic understanding of real estate laws and property regulations is required. Analytical and problem-solving abilities, detail-oriented with strong organizational skills, and proficiency in MS Office (Excel, Word, PowerPoint) are also necessary.
